These signs are also called Bandit Signs. These areas are more likely to find distressed sellers who donʼt have the luxury of waiting around for an offer, canʼt come up with cash to perform any repairs, or might only be weeks away from losing the property to the bank - and they NEED to sell ASAP and take a loss from what they could otherwise get in any other scenario. The purpose of the signs is to attract sellers who are desperate to sell, and don’t mind taking a discount to sell quickly. But whoʼs on the other side of the deal, whoʼs the one actually buying these properties? These are the three types of people: First, the wholesaler. They will evaluate the property and negotiate a price to buy the home, usually with an assignment clause, allowing them to transfer the deal - and the price - to someone else, for a higher price than they’re in contract for. This gives them the OPTION to buy that home at the pre agreed upon price, and then they can ASSIGN that deal to someone else for a profit. The second type of person buying these properties are simply individual investors. These are people, like me, whoʼd like to cut out the middle man and cut out the competition. They place these signs to buy properties directly from the home owner, saving them time, commission, and hassle of selling and listing the property. The homeowner will sell the property less because they have the convenience of not dealing with a formally-listed sale, they donʼt have to pay 5%-6% fees to a Realtor, and the investor can save on all of those costs by making the sale as timely and efficient as possible. And the third type of person posting those “We buy houses” signs are larger companies who typically give a quick close, cash offer - these are the most efficient of the ads. They can typically give a hard offer within 24-48 hours and close within a week or two. In exchange for this, theyʼll typically want a discount of 10-40% from market price. Once they buy the property, theyʼll do a quick renovation and put it back on the market for a profit. Rinse and repeat. These companies are often well-oiled machines when it comes to finding properties and making offers, and their “WE BUY HOMES CASH” signs are a very high ROI investment to getting motivated seller leads. And that is exactly why you see “WE BUY HOMES CASH” signs posted around neighborhoods. If you’re self employed like me, a lender will ask for your last 2 years of tax returns and take the average income of those two years. Be ready for this! Step 3: TALK TO A LENDER FIRST BEFORE YOU DO ANYTHING. First, you’ll know EXACTLY what you can qualify for so you won’t waste your time. Secondly, if you find the right place, the lender already has all of your information so you can hit the ground running. And anytime you find a spot that’s worth buying, chances are, you’re competing with other people who want the exact same thing. So timeliness really, really matters here…the faster you are, the better the deal you can get. Step 4: BEGIN LOOKING AT PROPERTIES. This is really meant to be the fun part…look at EVERYTHING you possibly can within your price range. The reality is that 95% of properties just don’t make sense to purchase for an investment…they lose money. It’s also the reality that at a certain price, EVERYTHING makes a great investment - it’s really important to understand these numbers. So many people don't believe they can buy a house for no money, and this is the biggest obstacle for them. People have been buying businesses for years, using different types of agreements. So you can either not believe me, or you can take this information and use it to buy and invest in property in the UK. 1:15 The first way is Lease Option Agreement. This means you buy a property today but pay for it later. This means you can have a free loan to invest in the property in the UK for anywhere up to 5 years. And the beauty is that at the end of that 5 years, you don't have to buy the property. 2:15 The 2nd way is Property Investment Joint Ventures. This is where 2 people come together, each bringing 50% of value each and they do a joint venture together in the deal. When you're doing a Joint Venture, you both have to bring 50:50 Value, but you don't have to bring 50:50 Money! (Make sure to watch more here to see what you can bring to the deal beside cash) 3:45 You can't be successful in property investing with no money, no time, no creativity, no implementation, etc. You have to bring something to the table, especially in Joint Venture property investments. 4:00 The 3rd way is by using other people's money. If you know how to buy a property in the UK and get a 20% return on investment (ROI) and you know someone who has £100,000 sat in the bank doing nothing, this is the perfect opportunity for you to leverage that and invest in properties when you get a great return on investment like that. You give them a fixed return on their money, and you keep the rest for yourself. (Make sure to watch this section on the different places you can get money if you don't know someone who has money you can use) 5:25 the 4th way of buying a property is by buying the property, adding value to that property and then refinancing the property. You don't need much money to start with, as you can get a bridging loan. Some of my students are doing this very method right now to buy properties in the UK and are having great success with it. They're getting a bridging loan with strategies I give them, add value to the property, and then refinance with a different lender and pay off all the debt and they've got a property that they've put no money down for. The way wholesaling works is that you find a distressed seller willing to sell a property under market value. You, as the wholesaler, get that property under contract - and that contract is written to be assignable to someone else. You then go and find someone else to pay MORE for that property than you’re paying, you ASSIGN that contract to the new person at the HIGHER price, and you get paid the difference. Second way: Seller Financing. This is when the SELLER “loans” you the property, and instead of paying a mortgage to the bank…your mortgage is directly with the seller. Typically this will only work, however, with owners who own the property outright, AND owners who don’t need the money and are cool just collecting their money every month. For the seller, this typically means they can get a higher rate of return than if they kept the house, it means they’re not responsible for handling repairs, and their return is backed by the house - so they can foreclose if you don’t keep your end of the bargain. Third way: Bring on an investor or partner. This is something that you can typically do once you get more experienced in real estate…someone brings in the money to the deal, and you do all the work - you find the deal, you renovate it, you add the value, and you manage it for a percentage of ownership. The other person simply just passively invests and that’s that. However, doing this comes with a LOT of risk and you better know what you’re doing. Anytime you have someone else’s money at stake, you better treat it like your own - probably even be MORE careful than you would normally. Fourth way: A lease option. Lease options work like this…lets say I own a property for $100,000 and you want to buy it, but don’t have the money. I’ll say “How about this. The market value of my house for RENT is $1000 per month. But if you want to buy it, pay me $1200 per month and you have the right to buy the property from me within the next 24 months for $110,000. Your base rent will be $1000, and that extra $200 you pay me every month will be appleid to the purchase price. So after 24 months of paying $200 extra, you will have paid down the purchase price by $4800, meaning the total cost of my property at that time will be $105,200. If you don’t buy it, that’s fine and I got an extra $200 per month. If you do, then that’s the purchase price.” I’ve discussed 4 ways that you can buy real estate with no money and no credit. But, this isn’t something easy…there’s a reason why you don’t see people doing this all the time. It’s a LOT of work to find a good property in and of itself…combine that with finding a seller who’s amenable to the terms, combine that with them generally owning it outright and not needing to sell immediately, and finding a seller who will sell at the price you want to pay. It’s all doable, but by no means do I necessarily think it’s a good idea to chase after. Personally, I think your time and resources are best spent earning money, saving, living below your means, and waiting it out for the right property to come up - it’ll give you more options at your disposal. Should I buy property in my name, company or a trust?

VIDEO TRANSCRIPT: Option one is default - most people buy a property into their own name. Very simple, it's in your name. The problem is if you run in to trouble you could lose your home. If you pass away, property is caught up in your frozen estate. Your spouse, your dependents, other persons, children, don't have access to this asset until such time as your estate is wound up. That could take anything from about eight, nine months to one, two, three, four, five years. You're going to be creating serious hardship for whoever's going to be needing to access that property or the rentals, or whatever the case is. It's a pretty expensive exercise to die, so try and avoid it at all costs, but your death will cost you capital gains tax. The maximum rate at this point is 13.6%. It's a fairly huge chunk that's going to be coming out of any growth of the property, so one must bear that in mind if the property's in your name, on your demise. On top of that, your estate - not you - will be subjected to executors fees also at a maximum legislated rate of 3.5% plus VAT, just under 4%. Again, a massive chunk. And the kicker here is for you to consider that this is a charge on the gross value, not on the net value. Suddenly, that's a massive cost on a small percentage. This seems pretty harmless. Other options are closed corporation, or Pty Limited. A lot of people do consider this as an option because it is a known type of entity. SARS pretty much has settled the taxation around this, so there's some level of comfort. The problem with this is a closed corporation or company is not the ideal residential property owning entity because you will eventually pay too much tax as well compared to a Trust. Pty CC, your tax rate is 28% to get the cash out of the company, or the CC you'll be paying a further dividends tax, bringing you effectively to a tax rate of 38.8%. Also, a default position is you can have a Trust owning a company that, in turn, owns your property. You are creating extra costs which you can possibly avoid by having a more simplified structure. Not a great structure - a CC or Pty - if you are ever selling a property because you're going to end up with a huge capital gains tax problem in the company of the CC at an effective rate of 18.6%. To get your hands on the profits after tax, costs you a further dividends tax of 15%, bringing your total tax bill to just under 31%, so that's ouch. In your personal name, the tax is a little bit better, but you have exposure to creditors, you have got issues on death, you have no continuity. CC Pty is solving some of the problems, but not ideal from a tax perspective. Then, we come to the mythical Trust. Default position though is it's an old entity, it's been around forever, in this country almost 200 years. A Trust very simply is like a vault. You're going to acquire your property into this entity. The tax is brilliant in this structure because you can move the income out of a Trust. Even though it is an entity with the highest tax rate at 41% after the new budget a couple of weeks ago, the Trustees have got the election to push any rental income down to beneficiaries, who then pay at their own marginal rates. Also, capital gains tax wise, if you distribute your gain to a beneficiary, it's going to be quite tax effective.

Best Cash Flow Rental Markets to Buy In are in the fly over states. We get this question all the time about how investors are not in a an area where the numbers work for rental properties and financing rentals. If you are in a price point market above 225,000 it usually gets tougher to make houses cash flow. There are cash flow rental sub markets or micro markets in just about every market but it can be easier to find cash flowing rentals in the middle of the country where the population is spread out and land value is cheaper. When you are living on the coast or in the North East land is more valuable and incomes are higher and this is driving property value up. They are not making anymore land so areas where they are building vertical as compared to horizontal cash flow properties will be tougher. Also, if you are in a major city with high numbers start moving out to the secondary markets into the smaller cities on the edge of the city. These areas have less competition and smaller population which usually leads to a better market to buy cash flow properties in. I was sitting down for dinner with a friend the other night and he said to me "Brandon, I want to buy my first property but there is so much information out there. I just want to see the whole process, neatly outlined, so I know my step by step plan." And I thought "Isn't' that we all want when learning something new? We want to see the whole picture, not just broken up parts. Today I want to help you do just that -- learn the step by step process for getting your first rental property in the next 90 days. For those of you who like something tangible to look at, at the end of this post I'll show you where you can download a free 1-page PDF summary of this process- neat and clean, just like my buddy ordered. Alright, let's get started. Step one: Get Pre-Approved. Unless you plan on paying cash (which would be great) you are going to need a pre-approval letter from the bank or other lender. We start with this step because I don't want you wasting time only to find out you can't afford it. Your lender will help you know exactly how much cash you'll need. Step Two: Get in Touch With a Real Estate Agent. Don't just call the name on the park bench by your house. Look for an agent who is willing to spend the time needed to help you get the perfect deal. Get recommendations from others and pick someone you get along great with. The best part is, a real estate agent is paid by the seller- so it's free for you to use one! Step Three: Define What You are Looking For. Let your agent know exactly what kind of property you are interested in. If it's a duplex, you don't want to waste time looking at single family homes. And vise versa. Step Four: Start Looking Yes, you'll actually need to spend some afternoons with your real estate agent looking at potential properties. And like dating, the more you look at, the better you'll recognize "The right one" when it comes along. Don't be afraid of looking at properties that might need a little TLC, but don't get in over your head either. Once you find the right one, you'll need to do Step Five, which is Step Five: Do The Math A rental property is only as strong as it's math. (yes, you should Tweet that) Run the numbers and make sure it pencils out. Be conservative, and be sure to plan for property management, vacancy, repairs, and more. I'd recommend running the numbers through a good property analysis tool, like The BiggerPockets Rental Property Calculator to make sure you are looking at all the facts and figures. Moving On Step Six: Make an Offer Okay repeat after me: I WILL NOT OVERPAY Negotiate with the seller and stick to your math from step 5. You might go back and forth a few times, and you might even lose the deal and have to start over. But whatever you do ... Do Not Overpay. Soon enough you'll get an offer accepted and you'll be ready to move on to Step Seven: Do Your Due Diligence At this point, you want to make sure there are no hidden surprises at the property. Hire a property inspector to walk through every inch of the property looking for potential problems. If you find any, either : suck it up if it's not too bad, ask the seller to fix it if it is bad, and if it's really bad -- walk away. During this time your agent will help you shuffle the correct paperwork between them, your lender, and your title company. Step 8: Close on the Property It's been a journey, but finally you are ready to close. You'll show up to the Title Company (or attorney) and they'll take care of the rest. You might even get some chocolate at the front desk! Once the title and deed are recorded at the county, you'll get the keys and be the proud owner of your very own rental property! This is one is from Michelle Lindsey, from Houston, Texas. “I’d like to thank you for the many, many hours you put into this system. What a system. I’m just now getting started, so I’d like to apologize if you’ve already covered this question. Where do you advise us to take the money from if we’re actually buying the house way under value instead of on terms? I’ve heard you say that you have houses inside your IRA. Also, what do you consider way under value?” Well, let’s answer that question first. Way under value is anything that’s substantially under market value. If you’re dealing with a property that’s worth $50,000 then $20,000 is way under value if you’re paying $20,000 for it. I’d want to be 50% or more under market value if I’m on a low price property. If I’ve got a $400,000 property, if I’m $100,000 under value, or $150,000 under value, I would consider that substantially under market value. That’s 25%, 30% under market value. So the higher the price the less percentage it can be and still make sense to do it. But you want to make sure that it’s very substantially under market value. Remember, there’s only two ways that you make money as a real estate investor. You either buy properties substantially under market value, like I just described, and for cash, or, and you can assign those cash deals to other buyers – I’ll explain that in a minute – or, two, you buy them on terms at or below market value. And that’s a lot of what we’re doing with the other zero down structures, the subject two, multi-mortgage, land contract, assignable cash deals, those types of deals you would buy at market value or below. And the question about “Where do you advise taking the money from if we’re actually buying the house?” So, if you’re buying the property and you’ve got the cash to do it, if you’ve got it in an IRA, you know, I have a lot of cash in my Roth IRA. And I use that money to buy cash properties. And I continue to build that money in that IRA. But, if the money is in a regular business account, you can also use that money and you can, you’ll have to pay taxes on that money, but you can also use that money before you become 59 ½ years old and you could actually live on that money if you choose to as you’re flipping properties to do it. My suggestion though is, if you have cash to invest that you put it someplace that is completely safe. The reason I buy in my Roth with all cash is because you can’t use loans that have any recourse to them. So if I use a lender I have to use non-recourse loans, which I could do a subject to and those types of things, but then you’ve got UBIT taxes, you have to pay, yeah, you don’t get the benefit of the income that you’ve borrowed inside a Roth, so I would rather just use my cash inside a Roth and leave that money there and not ever touch it again until I retire and let that money come out at me tax free afterwards. So that’s the beauty of those Roth IRA’s. There’s a lot of different ways to use your own capital, but make sure that when you’re using your own capital that you keep it safe. Don’t spend your own capital. Don’t you spend your own credit to buy properties. The biggest mistakes I’ve made in my career is when I’ve done those things.
