How to become a property developer... that's what today's video is all about and I'm also sharing 10 property developing tips because I feel property development is a FANTASTIC way to build equity. I am delighted to say Today's video is in association with the Refurbishment Masterclass run by the highly regarded Martin and Sarah Rapley - an expert at project managment with tons of experience developing land, property (real estate) and other development. I've managed to persuade them to let me give away five of their amazing project management PDF fact sheets. They're on how to write project specifications, putting together budgets, how to appoint builders, working with builders, and managing your timeline of works. Always work backwards from the gross development value, or GDV, when calculating a purchase price. It's the very best way to work out what you should be paying for a property or a building plot. Be realistic about this gross development value. In fact, can I suggest perhaps being a little bit pessimistic when calculating this figure. 2. Next, just because a property needs refurbishing, that doesn't automatically make it a good deal. If you spot a property that appears to be, say, 20,000 pounds below market value, if you've then got to spend, say, 30,000 pounds doing it up, that's not a deal. Unless you can add some real tangible value in some other way, for example, say, building in the back garden, I would suggest you should be looking for another project. 3. Just because a plot has planning, that doesn't guarantee you a profit or that the property could even be developed at all, for that matter. Obviously, you need to do your research careful and dare I say if the agent is offering up some fairly persuasive numbers, for example the gross development value, keep in mind the agent makes a commission if you buy. Personally, I would suggest putting more faith in your own numbers, rather than theirs. 4. Always have a schedule of works. If you don't know what you want, how does the builder, and just as importantly how can you possibly have a realistic budget? 5. You can't build from planning drawings. It's therefore impossible for builders to accurately price from them. Your architect needs to produce building reg drawings before you go and get any prices. 6. Don't be afraid to outsource to experts. Honestly, they will save you thousands in the long term. 7. You don't have to appoint the cheapest builder, work with the best builder. On any one project, you can only achieve two of the following three items. You can get high quality, fast turnaround, or low cost. Our advice is to aim for high quality and fast turnaround, if you possibly can. 8. Delaying the project whilst trying to beat down the price can cost you more in the longer term than what you're trying to save. Delays tend to swallow up your profits as the financing costs on any given project are genuinely quite high. 9. Always agree terms with your builder before the work starts and write them down for both parties to keep a record of. On larger projects, don't be afraid to use a formal contract. 10. Lastly, I've got to ask you this question. Is project managing the works really the best use of your time and skills or might your time be better spent going out looking for that next deal? And today I'm going to be talking to you about affordable housing and social property investment. Social property investment is a relatively new investment strategy. And what we've tried to do with social property investment is open up the local housing allowance strategy to more people, and to make it more effective and more efficient when we're operating in, as a private landlord in the affordable housing market. Social property investment allows us to use the strengths, talents and resources of the public, private and third sectors. So we're looking for you as a private investor to get some help and support with the operational management of when you're housing vulnerable tenants in your properties. So you may be able to link in with the local authority or with a local charity, a non-profit, a voluntary group, and create a support agreement so that everybody's taking some responsibility for aspects of the service that's being provided. So it may be that you as a landlord are responsible for just letting the property and keeping that in great condition, and making sure that everything meets the needs, with the building, and everything that's in the building for your tenant. But it may be that all of the holistic and the care side of things is being supported by an external agency such as a non-profit charity. And they will assist your tenant to make sure that they maintain their tenancy and are successful and have a great outcome, rather than that being left just to you and your tenant on their own. So with social property investment what we like to do is look at three key areas for an investor, for the partner agencies that they may be working with, and also for the tenants that they're housing too. One of the first key areas is we want to look at the profit side of things. So we want to make sure that we're maximising the profit and cost effectiveness of the project that's being created. And that's going to be something that works for all parties, it's going to be a solution, which is affordable for a tenant, but it's also going to be an investment, which is financially attractive to the landlord too. The second area we want to look at with social property investment is the element of risk. So we're trying to find ways to, a)reduce the risk, and b)mitigate the risk and spread it across different parties, so it's not just all landing on, all responsibility is landing on the shoulders of the landlord. So we're looking to reduce that risk by implementing quite a strategic way of working. And we're looking to spread the risk by engaging with partner agencies such as nonprofits, voluntary groups, local authorities, housing associations. There are lots of partners that may be able to get involved and help you and support you to make sure that your risk is mitigated and reduced, and you feel that you're confident and supported to go through and set one of these projects up. So the third area with social property investment is we're looking to make a difference to the lives of people we house and ultimately society and make it a better place. So I really believe this happens with a combination of the risk mitigation and risk reduction, and also looking to, accepting that we're looking at the housing in a commodity stature too, and we're looking to make money out of that project too. So when we get a blend of that right we really do make a difference to the lives of people housed, and that's evident when we put all of this together and see the results that we get. Taipei to launch property subletting scheme aimed at furthering housing justice

Taipei City Government has announced that from January it will launch a subletting management scheme which might involve 2,200 homes. The project will encourage the citizens of Taipei to let the government rent out their vacant homes on their behalf, through a number of incentives such as tax and renovation subsidies. Taipei Mayor Ko Wen-je said he hopes the scheme will help citizens share resources, and further housing justice in the city.Taipei Mayor Ko Wen-je was surrounded by top Taipei City officials as well as real estate brokers at a launch event for a new policy on subletting management, aimed at realizing housing justice in Taiwan’s capital.Ko Wen-jeTaipei MayorThis is similar to the concept of Airbnb. We’ll launch it on January 1 next year because we’re still developing the website. These four real estate agencies are going to do the test run.In order to promote social housing and reduce the numbers of vacant homes, Taipei City Government’s new scheme will provide incentives such as subsidies for rental taxes and the renovation costs of older buildings. Taipei hopes that these policies will get homeowners to hand their vacant properties over to the city government to be rented out as social housing. Their subsidies budget estimates that 2,200 properties might be involved. Real Estate AgentIf a property owner worries about not being able to collect rent, they can have us sublet for them. Most property owners worry that renting a house will be a hassle. If we manage it on their behalf, we’ll take care of everything. The agents signed up to the scheme are raring to go. Those applying to rent out their properties must be resident in Taipei or be studying or working locally, and have an annual family income less than NT$1.48 million. The maximum rent is NT$18,000 a month and rent prices should be 20% less than the market rate. He was a self-taught designer and architect who championed pre-fabricated homes in the 50s and 60s but his real passion was the future. In 1969, he published a book called Looking Forward, which imagined a future society where technology has made it possible for everyone to have their needs met. He continued on this line of thinking for the rest of his life, eventually forming The Venus Project with Roxanne Meadows, advocating for a resource-based economy. And that social model is an entirely new economy that is not based on money, where automation and technology provides all our basic needs, nobody has to work, there’s no crime, no poverty, no waste, and it’s totally sustainable. The Venus Project’s plan for smart cities is to incorporate a circular design, with the central hub housing the core of the cybernated system that controls resource management, educational and healthcare facilities, and communications networks. Radiating out from there in all directions are concentric rings of buildings housing office space, institutions, and research laboratories. Surrounding that is a green belt providing recreation and parks, then a residential belt with pre-fabricated homes. From there, we find a band of apartment buildings and high-rises, again made from preformulated, modular pieces that also contain entertainment venues, theaters, and restaurants. Then an agricultural belt that grows all the food for the city along with hydroponic, aquaponic, and aeroponic facilities. A circular waterway surrounds the agricultural belt for irrigation, and last but not least, a second recreation belt with paths for walking and biking, golf courses, and outdoor activities. Anybody who’s been to Disney World in Florida or just watched the Disney Channel when they were kids knows about Epcot Center, but what you may not know was that the original plan for Epcot was something much, much more ambitious. Epcot stands for Experimental Prototype Community of Tomorrow. According to Disney’s vision, it would be an ever-evolving city designed to test the newest and greatest ideas in housing and urban planning. It would be connected by monorail to the theme park and would house the employees of the park. But Epcot is not alone. From Octagon City in 1850’s Kansas to England’s Ebenezer Howard and his radial Garden City at the turn of the century to Broadacre City, planned by none other than Frank Lloyd Wright, the circular, modular city of the future is something that always seems to be planned… but never executed. Earlier this year a company called Sidewalk Labs, a subsidiary of the Alphabet umbrella that includes Google, purchased 12 acres of waterfront property in Toronto, with the goal of testing out smart city designs and technology. Just last week, Bill Gates purchased land outside of Phoenix Arizona with the purpose of creating a smart city, though we don’t have any idea on designs for that yet. And in South Korea, a major smart city project called Songdo has been under construction for the last few years, but it seems to be short of reaching its goals and over budget. It’s supposed to be finished in 2020.

Virginia Beach Housing and Neighborhood Preservation is pleased to announce the organizations that have been selected to provide many of the services at the new Housing Resource Center: · Day Services and Singles Shelter: Judeo-Christian Outreach Center (JCOC) JCOC provides feeding programs and shelter for single homeless adults. Its housing programs serve men, women, homeless veterans and individuals with disabilities. The nonprofit also operates the city's Winter Shelter program through a partnership with local faith organizations. · Short-Term Family Housing: Samaritan House Samaritan House is the largest shelter for victims of domestic violence in Virginia. In addition to the organization's services for victims of domestic violence and homelessness, it also shelters human trafficking victims as part of a regional network of law enforcement and human services agencies. · Permanent Housing (Apartments): Virginia Supportive Housing (VSH) VSH is a Richmond-based nonprofit that provides permanent housing and supportive services. It has developed and currently operates the six permanent supportive housing communities for formerly homeless individuals in South Hampton Roads: Cloverleaf and Crescent Square Apartments in Virginia Beach, Gosnold Apartments and Church Street Station Studios in Norfolk, South Bay Apartments in Portsmouth and Heron's Landing Apartments in Chesapeake. · Health Center: Southeastern Virginia Health Services (SEVHS) SEVHS provides comprehensive primary care services to under-served communities and vulnerable populations. The organization currently operates primary care sites, behavioral health-primary care practices, and dental clinics across Hampton Roads. · Operations and Maintenance: ABM ABM, a leading provider of facility solutions, currently serves as a janitorial partner for several City of Virginia Beach offices and facilities and will do so for the Housing Resource Center. The company will also oversee subcontractors at the center, including Dunbar Security, Culinary Services Group, and Dodson Pest Control. Housing and Neighborhood Preservation will coordinate the services provided by all partners at the facility. "Each selected provider is an established organization with a history of providing quality services in Virginia Beach," said Andrew Friedman, director of Housing and Neighborhood Preservation. "The use of outside organizations to provide critical services is consistent with the goals of the Housing Resource Center to enhance and provide a focus for our community's ongoing efforts to make homelessness rare, brief and nonrecurring." At the center, Virginia Beach Human Services will also provide critical human services to participants and the public. Through the BEACH Faith In Action office at the Housing Resource Center, the faith community will be able to continue its key role of coordinating and tracking services provided by faith organizations to the homeless. In addition to managing the operations of the Housing Resource Center, Housing and Neighborhood Preservation will continue its outreach and coordinated assessment programs, and implement a new homelessness prevention and diversion program as part of the city's overall community service system. About the Virginia Beach Housing Resource Center The Virginia Beach Housing Resource Center, scheduled to open for services in September at 104 N. Witchduck Road, is a one-stop shop of services for families and individuals experiencing homelessness or a housing crisis. The new 62,000-square-foot, LEED-certified facility features: · Singles shelter: 49 singles shelter beds · Short-term family housing: 10 motel-style units (40 beds) · Permanent housing: 29 one-bedroom efficiency apartments · Day services: Laundry, showers and housing support · Virginia Beach Human Services offices · Health center · Dining hall · Learning facility The integration of shelter, housing, health center, dining hall, learning facility, supportive services and community resources in one facility makes the Virginia Beach Housing Resource Center the first of its kind in South Hampton Roads. We visited Jacques Fresco and Roxanne Meadows, at the Venus Project in Venus, Florida, on 27 December 2008. In this section Jacque is discussing the housing and aviation types. http://www.thevenusproject.com Jacque Fresco is an industrial designer, author, lecturer, futurist, inventor, and a pioneer in the field of human factors engineering, based in Venus, Florida, USA. Fresco has worked as both designer and inventor in a wide range of fields spanning from biomedical innovations to totally integrated social systems. He believes his ideas would maximally benefit the greatest number of people and he states some of his ideas stem from his formative years during the Great Depression. In the mid-1970s, he started The Venus Project and the non-profit organization Future by Design together with Roxanne Meadows, that reflects the culmination of Frescos life work. To this day he writes and lectures extensively on subjects ranging from the holistic design of sustainable cities, energy efficiency, natural resource management and advanced automation, focusing on the benefits it will bring to society. A major theme of Fresco's is the concept of a resource-based economy that replaces the need for the scarcity-oriented monetary economy we have now. Fresco argues that the world is rich in natural resources and energy and that — with modern technology and judicious efficiency — the needs of the global population can be met with abundance, while at the same time removing the current limitations of what is deemed possible due to notions of economic viability. He gives this example to help explain the idea: "At the beginning of World War II the U.S. had a mere 600 or so first-class fighting aircraft. We rapidly overcame this short supply by turning out more than 90,000 planes a year. The question at the start of World War II was: Do we have enough funds to produce the required implements of war? The answer was No, we did not have enough money, nor did we have enough gold; but we did have more than enough resources. It was the available resources that enabled the US to achieve the high production and efficiency required to win the war. Unfortunately this is only considered in times of war." Fresco states that for this to work, all of the Earth's resources must be held as the common heritage of all people and not just a select few; and the practice of rationing resources through monetary methods is irrelevant and counter-productive to our survival.

Most often, our building managers' people skills play a central part of their daily tasks. Building managers live and work onsite and have the support of their teams, or "pods," that are typically made up of property managers, building supervisors, tenant support workers and janitors. The pod members stay in close communication with each other to help tenants address site-related issues, security concerns or personal crises, and to ensure tenants get the community support and resources they need.

Video used to present the Department of Geosciences and Natural Resource Management (IGN) at the first joint staff conference in April 2013 after the merger of the former Department of Geography and Geology with the Forest and Landscape department, and the Forest and Landscape College in Nødebo. A researcher representing each of the department's fields of science of Geology, Geography, Forest and Nature, and Landscape Architecture and Planning, gave a presentation related to the region around Helsingør where the staff conference was held. The presenters were Associate Professor Paul Martin Holm, Assistant Professor Christian Fertner, Professor Karsten Raulund Rasmussen, and Landscape Architecture Teacher Richard Hare. The video and geovisualisation was made by PhD Fellow Søren Zebitz Nielsen from the GIScience and Geodesign research group.
