After many years in property investment I have found that the three greatest unnecessary mistakes of property investors are the three P’s • Property • Price • Place Firstly: Buying the wrong type of property • Houses A word on your own house – it isn’t really an investmen; in my opinion, its a necessary evil ( you have to live somewhere and rather be paying your own bond than another persons bond) o Most people work all their lives paying for a home they never own o All expenses and interest on your bond are paid with after-tax money o Houses do not always go up in value – so you can’t rely in capital growth only o Opportunity costs are tremendous, because when all your money is tied up in your house, there will be no money left to invest in income generating assets o Positive note : by carefully using your homeloan with a flexi facility, you can save up money to buy investment properties. • Holiday accommodation o While on holiday it may seem like a great idea, but be careful, holiday accommodation needs intensive hands on management. • Flats o Be careful …especially if the block of flats has retail below, YO may end up with an investment above a bottle store and a sex o Watch out for tenant parking and security for your tenants • Clusters – maintenance intensive, and attaractive to owner occupiers, hence they tend to be priced out of reach of sound investment cashflows • Land – plots, stands in developments. Leave this to speculators and developers. If you have ever played Monopoly, you will know the winner buys up income producing properties, not income sapping land. I think that's a great big "YES" :-) If you walk into any Estate Agent (Real Estate agent) across the land and ask to see their finest investment properties... I can pretty much guarantee they'll put some deals in front of you and start quoting "Yield". Now I'm not saying there's anything wrong with this and it's certainly a good place to start - however I personally ALWAYS use Return on Investment (ROI). Return on Investment gives you the ability to compare one deal against another - regardless of the finance you've used to buy the place so you can get the biggest "bang or your buck". Obviously, ROI shouldn't be the ONLY factor - but I believe it should be your go to calculation when choosing an investment. How much should you pay for the land when you want to develop it for a new home or an urban infill project? This is a common question from newbie real estate investors and the value of a piece of land or a house is usually determined by the market. Different buyers in a market though, might be looking at different things. If someone who wants to buy a house and live in it, the value can be tied to emotions or from comps in the area. If someone wants to buy a house to rent out, the value can be determined by the rent that can be achieved. In my case, I buy a lot of properties for urban infill, meaning that I build new, houses on lots in urban areas. For me, the value of the land is directly tied to the price of the finished, new home. In this video, I walk through of land or lot acquisition cost analysis for a new construction, spec home build for an urban infill real estate investment project. VIDEO TRANSCRIPT: Reporter: When it comes to buying investment property in SA, the first thing you need to know is, what exactly is investment property? Simon: I think the simplest way to describe investing in property is not living in the property. There's a couple of reasons why someone would invest in property. The one is you would buy a property and you'd rent it out. The other type of investing is where you buy a place that perhaps needs some work and you've got an eye for that kind of detail, and you understand how to budget and how to spend, and you're going to renovate it and then flip it for a higher price. Reporter: So, if I was thinking of buying or looking into such a property, what would be the first things that I would need to consider when searching for a property like this? Simon: If we talk about the one that most people think of when you're talking investment property, and that's buying to rent - so there's this idea that you want to buy a place and then put a tenant in it. When it comes to investing in property, you actually need to treat it like a business. So, draw up a business plan. Put down what is the financial commitment that you want to make. What can you afford? What do you intend to get out of it financially? The location - look at the location through the eyes of good data, good statistics. What are the prices doing in the area? What are the rental demands looking like in the area? And then you should look at the type of property, not all of them are geared towards renting them out. Look at two-bedroom flats and apartments. They're very, very popular with tenants. A broad spectrum of people are in that market. And I think the last thing is the type of tenant that you want to address. Tenant demand tends to really be in the young or the older. So, you're talking about students, student accommodation, and small, lock-up-and-go places, or places for retirees. So those are some good points to look for when you're investing. Reporter: How does one go about acquiring the right type of tenant for your property? Simon: It's critically important. This is your little business, this your investment, and when you're picking your tenant you're effectively picking your business partner. So you've got to be really, really careful who you let into the property up-front. So get your property out there on online platforms like ours, make sure that it's advertised as widely as possible, take as many tenants through as you can until you feel that the fit is right. And then there are lots of great services that you can use, on our platform or others, where you can check on the tenant's credit history, or you can get a reference from their previous landlord. It's really good to do the background checks, to do the research that you need. Reporter: The whole issue around landlords, tenants, where can one go to get advice about that? Because that can also be a tricky issue as well, right? Simon: It's amazing how many questions people have when it comes to renting out property. Tenants - what are my rights? What do I need to sign in a lease? What do deposits look like? And then on the landlord's side, it's also really, really important - what if my tenant's not paying electricity? What if they're denying me access to the property? So we see these types of questions all the time. We get expert panelists to come and comment on articles. And then we put it into a real easy-to-use database of information and advice. So if you are in the market either as a tenant or landlord and you've got questions, we do have a space for you to come and answer those questions. As Zeeshaan explains, to achieve a maximum return from space in real estate is from a hotel. Using the example of property in Greenwich, Zeeshaan highlights that family suites which are 300 square foot in size, rent out for approximately £1,200 a month. However, just next door, studios of a very similar size to these hotel rooms rent out for £200 a day in hotel – over course of months £6,000. Two properties of the same space, however, there is a massive difference in money earned. London’s average occupancy is one of the highest in the world at 85%. If occupancy of hotel is at this level, then the gross return will be £5,100. After costs, you will still make over £2,000 which is over 100% increase in value. See more information at http://www.smsfproperty.net.au Gidday, I'm Alan Kohler and welcome to today's webcast on investing in property in your self-managed super fund which is a very interesting subject; one I'm interested in personally and I'm sure you are too, so let's get straight into it. I first met Anthony when he was running that and got to know him then. It was a fantastic effort that he did with ME Bank and spent most of his life involved in superannuation and investment management and is a long term Eureka Report subscriber as well. It's great to have him here. Also with us today is Bruce Brammall who joined Eureka Report in 2008 as the super secrets columnist and is Eureka's Report's superannuation editor and he's also an expert on investment property which led him to write two property investment books. Let's start off with you Anthony and talk about the two types of property investing that there are as far as you see it. I think when I first started running the self-managed super fund that I've got, I started to think about holding some property investments in the fund. It was in fact one of the reasons why I set up a self-managed super fund and in thinking about it, I was just conscious of the fact that you can buy property and hold it for the long term. Probably most people would say you should hold property for seven to ten years, but another way that some people manage property is to develop property. So I started also thinking about whether that was a viable investment alternative, property development. Now what's the size of the opportunity as you see it? I think one way I look at it is to say, according to figures there's about 8 million households in Australia and we know that the average or the medium house price is half a million dollars, so if you do the maths, that's 4 trillion dollars in residential property, and about a third of that is held by investors. So that's 1.3, 1.4 trillion dollars. It's comparable in size for investors as the stock market. I don't think that's often realised? No, I think people ignore that because the major and traditional super funds tend to ignore residential property and so I think it's a perfectly viable asset class if you look at size as a measure of it. And property development, as an example, there's something like about 150,000 houses or units in development in any given year, so that alone, again on the same maths of half a million dollars each is a 75 billion dollar market in manufacturing property or developing property. And what sort of investment does it represent in terms of the returns? Well I think most studies, sometimes shares do better than property, sometimes property do better, but typically they are both the two best performing asset classes. But one thing you learn when you look at the volatility of property prices and compare it to share prices, even though the returns over the long run are pretty similar to shares, it's typically less volatile and it's typically not well correlated with shares. I've got a chart of that showing the RPData Rismark dwelling values against the All Ordinaries Index; interesting growth, that. Yes, very interesting because it shows the most recent highly volatile time for growth assets and it shows not only the property market has been less volatile, but in terms of diversification it hasn't always fluctuated at the same time as shares, so if you've got a diversified portfolio, having a bit of property and some shares means, when one is doing well the other might not be doing so well, and vice versa, so you smooth out your returns which is important when you've got growth assets in your portfolio. Victoria we really keen to have a solid wood dining table in the communal dining room or our current buy to let project, but they were so expensive to buy that she persuaded me to make one. The table was built using scaffold boards and some American Walnut wood dye, along with a couple of Finnvard trestle legs from Ikea.
