You can also call us or visit our office at: Empire Industries Houston LLC 5225 Katy Frwy #495 Houston, TX 77007 (888) 866-6727 http://www.empireindustriesllc.com/ Hi! This is Steve Rozenberg. I’m the owner and co-founder of Empire Industries Property Management Company located in Houston, Texas. Today, we are going to talk about whether a duplex is a good investment or not. A lot of investors starting out want to buy duplexes in Houston. They will be allured by the perceived cash flow and other things, and sometimes they are good investments. However, in my experience a lot of times they turn out not to be so great, meaning what you see on paper is not what you get in reality. One of the main reasons is that it is a challenge with duplexes because a lot of properties were built in the 70’s and 80’s. And because of the oil crisis, they had in the late 80’s and early 90’s, they didn’t do any construction. So when they started building again in the late 90’s, because land was so much more valuable, they really didn’t build many duplexes, if at all. Because of that, the properties are a lot older and aged. Because they’re older they tend to qualify as a “D Class” property, so they’re older properties. A lot of times they have different maintenance issues, and a lot of times they are in a lower class area. In a lower class area, you are going to have a lower class clientele and when you have that, you have different challenges in your business model having that type of client. The first thing is when it’s a lower class clientele, you’re going to have the average tenancy in those properties at normally about eight months on low-end properties. You’re going to have higher maintenance costs, and when you have a duplex you have close quarters. There is normally a shared wall and when you have that, you tend to have a lot of problems with the tenants because you have a close quarter operation. A lot of people don’t normally tend to get along sometimes and one bad tenant can keep the other side vacant. I know because I had a property very similar where we could not fill the other side and finally after about a year and a half of having multiple tenants coming through we realized it wasn’t the property, it was the person on the other side that’s scaring everybody off. So it’s just things to think about when you are looking at a duplex and you are seeing potential cash flow. There are factors at least in Houston that you want to factor in. Now, there are some high-end duplexes in nice areas and that obviously is a different business model. Those may tend to be better, but sometimes those maybe a negative tier property, meaning you’re not going to make as much cash flow, but maybe they’re going up in value because it’s a real high appreciating area. So when you’re looking at a duplex you want to look at the cost for repairs and you want to look at what type of clientele is going to be in there. That’s going be a telling sign as to what the cash flow will be or your return on your investment will or will not be and whether the property will go up in value. So, hope this helps. I always recommend three areas. When you’re looking for the best place to invest in real estate, these areas are good choices for some important reasons. They have newer homes, they are in solid residential areas, there are plenty of amenities, and large employers are nearby, who frequently contact us for tenant placements. Investing in Oviedo This community is near the University of Central Florida (UCF), on the east side of town. There are several large employers in the area, which makes it... I’m the owner and co-founder of Empire Industries Property Management Company located in Houston, Texas. Today, we are going to talk about whether or not a condominium is a good or bad investment. Obviously, there’s a lot of variables in any investment. Sometimes condominiums can be quite profitable depending on where they are located, and other times, they can be quite a headache. Some of the challenges that I’ve experienced with owning a condominium in the past is the Home Owners Association (HOA) fees that can be extremely high. When you’re looking at a deal, you want to make sure that you factor in what those HOA fees are going to be. And something else that you cannot factor in is that a lot of times those can be raised at any time. You want to make sure that you have a lot of variance in there for your profit margin, so that if they do continue to raise the HOA fees, can the rent go up accordingly. And normally, there’s nothing you can do about them raising fees. The other challenges are that some HOA’s only allow so many rentals in a complex. So if you buy the property and you don’t let them know it’s going to be a rental when you try to rent it out, they may say that is not allowed. That’s another challenge. Another challenge when you have a rental property is marketing them in a condominium complex. A lot of condos do not allow signs to be placed outside of the complex, so there’s no way to market the property to people driving by or walking by. There are restrictions on getting access into the complex. If you have a property with an agent, maybe it’s a lock box or something they will not have a key to gain access to get inside the property. And they may not allow agents in there without the owner being present. You want to make sure you know what the deed restrictions are and what you can and cannot do in the HOA covenants when you have a rental property in a condominium. And the other problem that I have is you don’t actually own the ground in a condominium. Basically, you own a block of air of the condominium but you do not own the ground that it sits on. Yes, it could be cheaper to purchase one but there’s a lot of variables working against you that are out of your control. For that reason, I do not like condominiums that much. Now, there are some areas if you’re down on the coastline where it’s vacation rentals or some place that’s a very high value, you can get a lot more rent, but the standard rental that most people would get as a rental property can be quite challenging. So if you are going to get a rental property just make sure that you’re looking at these factors and you’re getting some information. And make sure you factor that into your potential costs and your potential expenses. This is Steve Rozenberg with Empire Industries, if you’d like some help or want someone to help you find a property feel free to look us up online or give us a call. Thank you! There are six basic principles that any good manager will follow. Financial Controls There is a lot involved in the financial management of your property, including income reporting, rent collection, tracking and dispersing owner funds, controlling maintenance costs, reporting invoices, paying sales taxes, generating owner statements and making direct deposits. Your property manager should give you all those details and take care of the financial aspects of your investment home. Finding the Right Tenant A lot of problems can be avoided when you find the right tenant from the beginning. Your property manager will screen the tenants correctly. We’ll review prospects and find a well-qualified tenant who has a good credit history with no evictions or criminal history. It’s also important to... Compare what you are paying for your home to what the rents in that area are going for. Earlier, we shared a blog that talked about setting rent based on your mortgage amount. That's an unrealistic standard because tenants do not care what you are paying for your mortgage. They care about what the market is charging. So, figure out if the purchase price is worth it. http://www.alarca.com/blog/speak-to-a-property-manager-before-buying-charlotte-investment-property Charlotte is a very hot market right now. Hedge funds have bought thousands of homes over the last couple of years because they believe homes here are undervalued 20 to 30 percent. Investors have caught on, and now there is a lot of interest in buying in the Charlotte area. We are happy to do it, of course, but we encourage folks to call us ahead of time. If you are wondering where you should buy an investment property, Jacksonville has a lot to offer. The first thing you want to make sure of is that you buy a home that will bring you a good rental rate and ensure a low vacancy risk. This means buying close to places people gather, such as the beaches and good shopping areas, as well as business parks, the airport and military bases. These are the areas renters are interested in. A piece that's really important is the military market. In Jacksonville, we have three military bases close to us; NAS Jacksonville on the west side of town, Naval Station Mayport on the east side and then Kings Bay to the north. You are centrally located to these three large bases which means you have a good pool of renters. Military members make excellent tenants. They take care of the property, they pay rent on time, they are responsible and they communicate well. These are ideal tenants, so do what you can to... http://www.select1realty.com/property-management-blog/investment-property-advice-should-you-sell-or-rent-your-house Many accidental landlords, or people who have inherited property, often wonder if they should rent the place out and keep it as an investment, or sell the house. There are financial pros and cons to each, and one of the first things you should do is talk to your tax accountant or financial specialist. You will want to know what the tax consequences are to each option and figure out what is best for you. Another thing to consider is whether you can afford to pay the mortgage on a vacant house. Get the best financial advice you can. You will also need the advice of a property manager, especially if you are leaning towards renting instead of selling. A property manager can help you determine the market value of your property, so you will know how much rent you can expect to earn. Always work with a property manager who is a member of the National Association of Residential Property Managers (NARPM). This organization comes with a lot of resources and a solid code... http://welcomehomerentals.com.au/ We are Gympie property managers with a heart. Investment properties are such a personal choice and the most common question from soon to be landlords is, “What type of property should I buy.” In this video Kylie Best, from Welcome Home Rentals, outlines the types of properties you want to avoid as an investment property. 1. Timber homes. Although quaint and very popular with tenants, timber homes undoubtedly require more maintenance. Painting will need to be carried out every 10 to 20 years, verandah boards with continually require replacement and/or oiling and there’s a higher risk of termite infestation. 2. High turnover properties. Units and duplexes can offer a higher return on investment than a house BUT they also have a much higher turnover of tenants. Depending on the vacancy rates, you might find that you are much better off to buy something that attracts long term occupancy. 3. Acreage properties. The more rural the property, the more that can go wrong. Pumps burn out, water tanks leak, gutters get clogged, fences deteriorate… and the further out of town the property is, the more you’ll be paying for tradespeople to attend when something goes wrong. 4. Flooders. Yes they are cheap, but they are harder to get finance for, sometimes impossible to get insurance for and are NOT attractive to tenants. Stay high and dry. 5. Steep driveways. We all know that above the road is better than below the road but steep driveways should always be avoided. Tenants with low cars or high 4WDs will automatically dismiss the property after a drive by. And these homes often have drainage issues.

http://richeypm.com/?p=2976&preview=true Our topic today is deciding what kind of rental property to buy, and where you should be looking if you want to invest in northern Virginia. Before we talk about what you should look for, I want to tell you a little story that illustrates the advantages of a good rental location. I have been in the real estate business for 16 years, and my husband and I have bought and sold several investment properties. Even when you're experienced in real estate, you never know where the market is going to go. So we bought a property in the metro area and we decided we were going to flip it. We got to work renovating the property with the intention of selling it. When we bought in that location, we knew the market was changing, but we didn't know how quickly it would change. We knew that if we couldn't sell it, we'd at least be able to rent it. Well -- we didn't sell it. We started renting it out and...

http://www.welcomehomerentals.com.au | Gympie's best property management agency. Sales people SELL property. Their job is to show you something and to convince you to buy it. Whilst sales and property management both come under the same umbrella of real estate, the roles are entirely different. So, should you get advice from a sales agent about which property to buy for my investment? Well – although I’m sure they can help… I think the answer is No. Let me explain. You see, selling a property is a short term goal. Once they list and sell the property, they are onto the next deal. Property investment, even if you’re not in it for the long haul, requires a different approach and that’s why you absolutely must find the best property manager you can and ask for help. Property managers know what tenants want. They know the areas that are popular. They know which homes have the best enquiry, which areas are more popular and what people will pay top dollar for. So do your research and I encourage you to chat to the best Property manager in your area.
