UK Property & Tax part 3 Since the changes to Section 24 and to ensure that your UK property business is as tax efficient as possible, the received wisdom is that you should now opt for a limited company when buying both buy to lets and properties to trade (or flip). However, there are disadvantages. All of the money that you have within your limited company is within the limited company. So, how can you get money out of the limited company? There are really only two or three ways you can do this. The first is by taking dividends, the second is by paying yourself a salary, and the third is by taking a loan. How To Invest £30,000 In Property - I get asked "Can I invest in UK property with just £30K?' - the answer is you completely can! In this video I share various UK property investing tips that you can implement with £30,000. There are many UK property investment opportunities available to you to buy rental property or properties in the UK today. Here I show you how you can invest in some of them. Your education is vital to your success in anything. Put at least 10% of your £30k into education, mentors, books etc. This is the best investment you can make in yourself. 0:40 the first property I would buy and invest in is an apartment here on a Serviced Accommodation basis as it would give me the highest return on investment (ROI) for my money. 1:10 Investing here will give me up to 40%-50% return on investment (ROI) and rent it as Serviced Accommodation with a Lease permission and have someone manage it for me. 1:26 There is no MAGIC "this is THE BEST THING TO DO" answer to investing your £30k in property in the UK. You definitely should invest in what you know. Lord Sugar said the same thing to me when I talked to him about it. 1:46 If you know a lot about Houses of Multiple Occupancy (HMO/HMO's) and you've been on training programs learning about HMO's then you should buy a HMO. 2:00 Buy a 4 Bed HMO, as if you buy or invest in a 5 bed HMO there are changes that you need to take into account, and you're better buying a 6 bed HMO. Having a House of Multiple Occupancy in a city centre location like Liverpool, Walsall, Bradford are great property investments right now. Any area with a high demand with no Article 4 is your best bet. 2:30 Buy a 4 Bed for £80k-90k, deposit of £20,000 and then lease your furniture to save you money. Your rent will be about £1400 per month, less expenses, easily making you about £700 per month. This would be the 2nd thing I would do. 3:00 The 3rd thing I would do is buy a Single Let property. You can buy a property like this in the UK for £50,000 so you would need £15k. Buy 1 or a few of these, and if they're giving you a passive income of £450 per month and you'll be on the property ladder and they'll help you get more development properties or HMO's. 3:55 whatever you do, assess your situation, create a spreadsheet and see what your return on investment is. 4:05 the 4th thing to do when investing in UK property with £30k is to buy a house to live in. This isn't an asset as it's not bringing you in money, unless you're renting out a room. 4:15 the WORST thing you can do is to just spend your money on STUFF that just disappears! How to Buy UK Property with NO MONEY DOWN - if you would like to be able to buy properties in the UK with no money down (NMD) or not use any of your own money, these 4 ways to invest in UK property will help you. These are some of the best ways you can invest in property in the UK today. I have done all 4 ways in this video. And not only that, I've helped many of my students do exactly the same thing that I've done successfully. 0:50 The first step is to be open minded. So many people don't believe they can buy a house for no money, and this is the biggest obstacle for them. People have been buying businesses for years, using different types of agreements. So you can either not believe me, or you can take this information and use it to buy and invest in property in the UK. 1:15 The first way is Lease Option Agreement. This means you buy a property today but pay for it later. This means you can have a free loan to invest in the property in the UK for anywhere up to 5 years. And the beauty is that at the end of that 5 years, you don't have to buy the property. 2:15 The 2nd way is Property Investment Joint Ventures. This is where 2 people come together, each bringing 50% of value each and they do a joint venture together in the deal. When you're doing a Joint Venture, you both have to bring 50:50 Value, but you don't have to bring 50:50 Money! (Make sure to watch more here to see what you can bring to the deal beside cash) 3:45 You can't be successful in property investing with no money, no time, no creativity, no implementation, etc. You have to bring something to the table, especially in Joint Venture property investments. 4:00 The 3rd way is by using other people's money. If you know how to buy a property in the UK and get a 20% return on investment (ROI) and you know someone who has £100,000 sat in the bank doing nothing, this is the perfect opportunity for you to leverage that and invest in properties when you get a great return on investment like that. You give them a fixed return on their money, and you keep the rest for yourself. (Make sure to watch this section on the different places you can get money if you don't know someone who has money you can use) 5:25 the 4th way of buying a property is by buying the property, adding value to that property and then refinancing the property. You don't need much money to start with, as you can get a bridging loan. Some of my students are doing this very method right now to buy properties in the UK and are having great success with it. They're getting a bridging loan with strategies I give them, add value to the property, and then refinance with a different lender and pay off all the debt and they've got a property that they've put no money down for. Today, I'd like to talk about how to invest £50,000 in a property investment UK based - that creates a good cashflow and a passive income in the buy to let UK property market. If you're learning how to invest in property, a 50k investment is a great start... but honestly... that £50000 needs to work REALLY hard for you! Some of these property strategies are a bit unusual (i.e. "garages!) but they all work. However I completely appreciate that your investment strategy is very personal and specific depending on your goals and situation. Are you aware of the advantages and disadvantages of using a limited company? The are many benefits of using a limited company such as the reduced tax rate of 19% for 2017-18 compared to the basic rate tax band of 20% for individuals never mind the 40% for high rate tax payers and 45% for additional rate tax payers. Mortgage interest costs may be offset in its entirety against property income but you do need to be mindful that mortgage interest rates are higher. 10 Common Property Investment Mistakes New Investors Make In Today's Buy To Let UK Property Market

Today let me share the 10 BIGGEST Property Investing Mistakes that new property investors tend to make when just starting out. Investing in buy to let uk based property investment for beginners has its challenges but you don't need to make the same mistakes over and over again and so here are my top 10! DOWNLOAD CHECKLIST... https://yourfirstfourhouses.com/ 1. Not knowing your investment objectives before you start investing. Are you looking for cash flow, long term capital growth or both? You need to decide what your investment objectives are before buying investment property, number one, and you then look for properties that align with that investment objective. 2. Waiting for the perfect property to come along. I am so guilty of this, that's what I started to do when I first started out. 3. Don't become a motivated buyer. By this, what I mean is sometimes people have a lump of money in the bank and they're eager to bu ANYTHING frankly! Having the money in the bank is wonderful, it gives you an opportunity to go out there and take lots of action and find a really good property - THEN do the deal. Don't think that you've got to spend that money TODAY. 4. Letting emotions overrule investment logic. I think that what you should be doing is using investment logic to decide whether you should buy that particular property. What do the numbers look like is the big thing of course. Also, look for other factors as well and I've done videos on this kind of thing. Buy for investment logical reasons rather than emotion. 5. Doing insufficient due diligence. What you should be doing initially is doing loads of due diligence BEFORE jumping in and putting your money on the line. 6. Not getting appropriate financial advice. You should have a competent tax adviser on your power team, together with an Accountant AND "Independent Mortgage Broker 7. Paying too much. Just because an Estate Agent is advertising a property for a certain price DOESN'T mean that's what it's worth! Work out what the deal is actually worth for you - based on your experience. That's what you should be paying and no more. 8. Underestimating refurbishment costs. When you do property number one or two, let's be honest, you're probably going to overpay for some of the refurbishment costs but note down all of the costs, all of your expenses in property number one and two and three. Each time you do that next property, you can go back over those costs and say, "Actually, what did it cost me to build that acoustic wall? What did that on suite bathroom actually cost me? Let me look back at my figures." 9. Keeping up to date with rent rises. Now, I know that's a bit of an odd one but when you start to build a bit of a portfolio and you've got a few properties and maybe you've had them for a few years, what you'll realise is that sometimes tenants keep very, very quiet because they know they're paying less than the market rent. They don't want to bother you. They might not want to bother you because they're simply lovely people, that's absolutely wonderful, but sometimes tenants look at the market rent around them and they're aware that actually they're underpaying slightly so they keep very, very quiet. 10. Lastly... Investing for the long term. I personally think lots of people are making short term decisions when they're building their property portfolio. Where I now come from is I look at a property and I think to myself, "Do I actually want to keep that property forever?" If the answer's yes then that's a really big tick in my book and then I will probably be buying that property. I hope you found this one helpful. All the very best... In our latest video, One Investments’ ( http://oneinvestments.co.uk/ ) CEO and industry expert Zeeshaan Shah talks about how to earn the maximum return on investment. As Zeeshaan explains, to achieve a maximum return from space in real estate is from a hotel. Using the example of property in Greenwich, Zeeshaan highlights that family suites which are 300 square foot in size, rent out for approximately £1,200 a month. However, just next door, studios of a very similar size to these hotel rooms rent out for £200 a day in hotel – over course of months £6,000. Two properties of the same space, however, there is a massive difference in money earned. London’s average occupancy is one of the highest in the world at 85%. If occupancy of hotel is at this level, then the gross return will be £5,100. After costs, you will still make over £2,000 which is over 100% increase in value. Secondly, if you find the right place, the lender already has all of your information so you can hit the ground running. And anytime you find a spot that’s worth buying, chances are, you’re competing with other people who want the exact same thing. So timeliness really, really matters here…the faster you are, the better the deal you can get. Step 4: BEGIN LOOKING AT PROPERTIES. This is really meant to be the fun part…look at EVERYTHING you possibly can within your price range. The reality is that 95% of properties just don’t make sense to purchase for an investment…they lose money. It’s also the reality that at a certain price, EVERYTHING makes a great investment - it’s really important to understand these numbers. It seems like a lifetime away before I'll actually be able to have a deposit saved up for an investment property and the banks aren't going to favor lending to a 19 year old with no asset. If you could provide me with some guidance in this area, this would be much appreciated. Nathan Birch: Well Ed, we've got a problem there and you've got the problem and the problem is that it's your mindset, mate. It's from my side I bought my first property when I was 18 year old and it's something that i never had a big income. My income at the time was like $35,000 a year. I think that the issue you might have here, I'll say it just in a very jovial and fun way is mindset thing. Don't think that the banks won’t lend you money to purchase a property and realize you dreams. The average lenders out there will lend to you. The main thing is that you've got a good lender behind you whether a bank manager or a finance manager at a bank or whether it a good mortgage broker that will be able to help you get that loan. I'm chatting to you from a house boat in Kerala, Southern India. We are being asked often if we need a Ltd Company to buy property as an investor? The pretty much 99% answer here these days, due to Section 24, is YES. The reason is that the changes in the treatment of mortgage interest for tax reasons - ie mortgages you hold in your personal name, means that for the great majority of people, it no longer makes sense to buy property in their personal name. Buying in a Ltd is super easy these days - by that I mean it has become the norm, so there are plenty of banks out there who are providing funding for this method of buying property. Get your accountant to set you up, and make sure they have gotten the right SIC code. Do remember I am just expressing my opinion - I can't give you a formal financial advice or legal advice! But basically, yes the Ltd Company is the way to go from here on out, for the great majority of property investors going forward. Good luck in property! I mean, a lot. Putting an investment or rental property into a limited liability company (LLC) can be a fantastic way to protect your personal assets from any liabilities of the property(ies). If you are thinking about putting an investment or rental property into an LLC, or if you already have, there are a few things that you need to keep in mind. Before I get into that, let’s recap what an LLC is and why it may be a good thing to have. An LLC is a legal business entity. If someone sues an LLC, in most cases, only the assets of the LLC will be subject to liability in that lawsuit. The personal assets of the business owner should be safe. So if you own an LLC and get sued, you can generally rest assured that your personal bank accounts, personal residence, and all your other personal assets will be protected. In terms of a rental or investment property, then, if you form an LLC and somebody gets injured on the property and wants to sue for damages, they would have to sue the owner of the property, which would be the LLC. And they would only be able to collect from the assets of the LLC (i.e. the property itself and any additional business assets such as bank accounts). So, the purpose of having an LLC for your investment or rental property is to insulate your personal assets from the liabilities of the property. The second question that generally gets asked is “I have more than one rental property; do I need to have an LLC for each one?” The answer to this is: it depends. Depends primarily on your tolerance for risk and how much additional administrative crap work you want to deal with. If you have one LLC that holds multiple properties, you should still be protected personally from liabilities of any of those properties. However, as I mentioned above, any assets of an LLC can be subject to liability. So if there is a lawsuit regarding one property in the LLC, all of the other properties in the LLC will be at risk as well. If you have a separate LLC for each property, then each one will be insulated from the liabilities of the others. That’s a good thing and, ideally, the best way to do it. However…lets say you have two, three, four, five different properties and want to put them each into their own LLC. That’s two, three, four, five different LLCs that you now have to run. So there really is no real answer to that question. If you want to put the time and money into each LLC in order to have full limited liability, then that is fantastic. But in some cases it may be overkill and just not worth the hassle. The last thing that comes up a lot with LLCs for rental or investment properties is the fact that the LLC has to actually own the property. That means the LLC must hold title to the property. This can be accomplished by deeding the property to the LLC. (People like to do this on their own a lot. There can be big, bad results from using the wrong type of deed or filling it out incorrectly or incompletely. I strongly recommend you seek help from an attorney with this.) The other consideration with doing this is, if you have a mortgage on the property, and the mortgage is between you personally rather than the LLC, your lender may not like you transferring ownership of the property to the LLC. Most mortgages have a “Due On Sale” or similar clause that allows the lender to call the entire mortgage upon transfer of the property.
