Holding UK Property in Limited Companies

06:37
UK Property & Tax part 3 Since the changes to Section 24 and to ensure that your UK property business is as tax efficient as possible, the received wisdom is that you should now opt for a limited company when buying both buy to lets and properties to trade (or flip). However, there are disadvantages. All of the money that you have within your limited company is within the limited company. So, how can you get money out of the limited company? There are really only two or three ways you can do this. The first is by taking dividends, the second is by paying yourself a salary, and the third is by taking a loan. However, they each come with their own set of challenges. Have a watch of this video to find out more. Here’s to successful property investing Peter Jones B.Sc FRICS Chartered Surveyor, author and property investor http://www.ThePropertyTeacher.co.uk PS. By the way, I’ve rewritten and updated my best-selling e-book, The Successful Property Investor’s Strategy Workshop, which is an account of how I put together my multi-property portfolio, starting from scratch and with no money of my own, and how you can do the same. 6 Things You Must Do Before You Buy An Investment Property

07:54
When you are buying your first investment property there is a lot to consider and a lot of money at risk. When you're under pressure, it's easy to get overwhelmed and make a mistake. http://propertyinvestmentsuk.co.uk/6-things-before-investing-in-your-next-property/ The trick is to take a step back, stay calm, be diligent and logical with your data, speak to as many people as possible and have faith in your instincts. Sound obvious? Most property investors don't do anything like enough of this. --------------------------------- ✓ Sign up for our FREE property investment course: http://propertyinvestmentsuk.co.uk/property-training/ --------------------------------- For More Information also have a look at: http://propertyinvestmentsuk.co.uk/ Or join me on Facebook - https://www.facebook.com/PropertyInvestmentsUk Google+ - https://plus.google.com/+PropertyInvestmentsUK Linkedin - https://www.linkedin.com/in/propertyinvestmentsuk --------------------------------- 1. Speak To Local Letting Agent Before Your Buy 2. Compare local sold house prices 3. Make Sure You Are Looking At The Right Data 4. Make Sure You Understand The Local Area 5. Trust Your Instincts 6. Don’t Fall Prey To Desperation 1. Speak To Local Letting Agent Before You Invest Believe it or not, we see investors skip this crucial step time and time again. Before you buy an investment property, you need to speak to the local letting agent first. The reason for this is simple. The chances are, that the local letting agents are going to know more about the local area than you do. Even if you know the area very well, it takes a lot of work to know really know the streets and postcodes in a location. Every area has nuances that a letting agent will probably know a little more about than you do. 2. Make ‘Proper’ Local Comparisons of sold house prices The second thing you must do – and which we also see investors skip over all the time – is to make proper local comparisons. It’s not enough just to look at Rightmove and check the house sold prices for within a quarter of a mile of the house you are interested in. Think of the money you are spending. If you are putting 100 or 200 thousand pounds into a property deal then it’s only sensible that you spend as much time as it takes doing your research and due diligence. 3. Make Sure You Are Looking At The Right Data The third thing to make sure you are doing right is checking sold price data. It is all too easy to find yourself, unintentionally, looking at the wrong numbers. 4. Make Sure You Understand The Local Area Another thing that should be obvious, but is sometimes overlooked, is that you need to get to know the area you are thinking of investing in. For a lot of investors, particularly those investing in the areas in which they already live, this is not a problem. But for some, investing far away from where they live, it can be difficult to make the trip and often tempting not to bother. If you can visit, it is a mistake not to. 5. Trust Your Instincts If something doesn’t feel right, you should be prepared to walk away,. There will always be other deals. I’m not saying that you should dismiss deals that otherwise look good on a whim. If all the boxes have been ticked then that’s great. But, if something does not feel right, about a company, a person, the deal itself then trust your instincts. Always be prepared to change something, to walk away. There are always other options. 6. Don’t Fall Prey To Desperation This is very common if a market’s buoyant and you’re struggling to try and find a very good deal. You’re probably chasing offers. You’re not getting close to the property. You want to start to offer a little bit more for it. That deal desperation starts to then put you in a situation where you’re not getting the right types of properties, the right types of deals as you originally hoped for. --------------------------------- This Channel is where I will show you my best property investing tips, articles, real-life case studies and advice on how you can create and grow your own successful UK property portfolio. We cover everything from how to source property deals through to which strategy is right to get you started in property and which is maybe better for more established property investors, developers or landlords. Young people on a limited income wanting to get into property investing Nathan Birch

07:20
Interested in property investing? Visit our website at http://www.binvested.com.au to find out more about how we can help you. Nathan Birch: Good day guys, its Nathan Birch here from binvested.com.au and today I'm here to talk to you about questions and answers that have been asking from our Facebook page. If you haven't subscribed to the Facebook page that link's below. You might be wondering what is Binvested and what do we do? Basically, here as a group of investors that helps other people, help educate people in a no BS approach. Just like, hey, you can actually build a property portfolio, become financially independent and be able to go tell your boss where to go sooner. So, with that, today I'm answering a question from Ed Hodge. The question is: "Hi Nathan. My question is for young people with limited capital and a low income that want to get started. It seems like a lifetime away before I'll actually be able to have a deposit saved up for an investment property and the banks aren't going to favor lending to a 19 year old with no asset. If you could provide me with some guidance in this area, this would be much appreciated. Nathan Birch: Well Ed, we've got a problem there and you've got the problem and the problem is that it's your mindset, mate. It's from my side I bought my first property when I was 18 year old and it's something that i never had a big income. My income at the time was like $35,000 a year. I think that the issue you might have here, I'll say it just in a very jovial and fun way is mindset thing. Don't think that the banks won’t lend you money to purchase a property and realize you dreams. The average lenders out there will lend to you. The main thing is that you've got a good lender behind you whether a bank manager or a finance manager at a bank or whether it a good mortgage broker that will be able to help you get that loan. Zeeshaan Shah: How to get the maximum return in property investment

02:58
In our latest video, One Investments’ ( http://oneinvestments.co.uk/ ) CEO and industry expert Zeeshaan Shah talks about how to earn the maximum return on investment. As Zeeshaan explains, to achieve a maximum return from space in real estate is from a hotel. Using the example of property in Greenwich, Zeeshaan highlights that family suites which are 300 square foot in size, rent out for approximately £1,200 a month. However, just next door, studios of a very similar size to these hotel rooms rent out for £200 a day in hotel – over course of months £6,000. Two properties of the same space, however, there is a massive difference in money earned. London’s average occupancy is one of the highest in the world at 85%. If occupancy of hotel is at this level, then the gross return will be £5,100. After costs, you will still make over £2,000 which is over 100% increase in value. If you are looking to develop your property portfolio please feel free to get in touch with Zeeshaan and the One Investment Team, either by phone: +44 (0) 8450 170 053, the One Investments website: http://oneinvestments.co.uk/ or via email and they will be more than happy to share their expertise on the market and key areas of opportunity. Property incorporation - common mistakes made by property investors

02:27
Property #incorporation - common mistakes made by property investors Are you thinking about using a #limited #company to incorporate your property portfolio? Are you worried that the #Section24 will cost you a lot of money? Watch the video that Louise and Rob recorded all about #incorporation #relief of your #property portfolio and in particular the common mistakes they are now finding people are making. Video: https://youtu.be/iVprd5GCRzg Many property investors will be thinking about using a limited company for their property investment portfolio. One of the reasons may be because of the budget tax changes. In particular mortgage interest relief cap whereby high rate tax payers will no longer be able to offset all of their #mortgage #interest costs against their limited company See article: http://www.optimiseaccountants.co.uk/tax-efficient-tips-for-property-landlords/#.Wa1zItOGO34 See video: https://www.youtube.com/watch?v=Y49hIqm8IwU We decided to write an article about how to transfer properties into a limited company without paying Capital Gains Tax (#CGT) or Stamp Duty Land Tax (#SDLT) if you used a partnership structure Article: http://www.optimiseaccountants.co.uk/mitigate-cgt-and-claim-incorporation-relief-on-your-property-business/#.Wa1zEdOGO34 However, we have noticed that there is a growing trend towards this strategy. Sadly, there are people that will not benefit from this strategy. Indeed, the cost of incorporation may be more than the tax they save, especially if they rely on mortgages. We therefore decided to write an article to show people the downsides to incorporation Article: http://www.optimiseaccountants.co.uk/the-truth-about-stamp-duty-and-partnershipsllps/#.Wa1zJtOGO34 I hope it helps

However, it is perhaps the most important step in your property investing endeavours, as you will learn tremendously from acquiring, settling and managing your first investment property that cannot be learned from books and live events. Perhaps the most important aspect of your investing journey is 'to start' investing; too often first time investors become overwhelmed and overloaded with due-diligence, differing opinions, and many suffer paralysis from analysis, and end up delaying the investment process indefinitely. Building and structuring a multi-million-dollar property portfolio that will eventually free you from work is based on a specific process much like a recipe for baking a cake. When you want to bake a cake, you locate that special recipe you want to prepare. Then it's a simple matter of sourcing the right quality ingredients, adding them in the correct sequence, and following the rest of the directions until you arrive at the finished product. The key is, to make sure that you get quality ingredients, in the correct order, or your cake will not be a success. Building wealth through property is basically the same. The key is to conduct research, find out how other successful property investors have built and structured their property portfolios, who and what they have sourced, how they have made their money work for them, and for you to do the same. Once you have found the winning recipe or plan that has worked for other successful investors, then it becomes a simple matter of repeating the process until you have built and structured your investment property portfolio correctly. And although this process sounds simple, as you will find out by watching this video, it’s actually not easy to do, as there are very few successful property investors in Australia who have managed to build large property portfolios, and very few professionals who can help you get there. So the million dollar question is…what’s the recipe? Well that’s exactly what this entire video is about, and, from a high level perspective, here is the recipe, broken down into 4 essential elements or ingredients. There are 4 critical components that make up the winning recipe for successfully building a large multi-million dollar property portfolio that will enable you to achieve financial independence; 1. Cultivating the right investor PSYCHOLOGY, 2. Developing the right PLAN and SYSTEM, 3. Developing a team of EXPERTS around you, and 4. Understanding PROPERTY SELECTION METHODOLOGY! When all 4 components of this winning recipe are added together in the right sequence, using quality ingredients, and at the right time…magic happens! But just like baking a cake, it’s very easy to get the quality of the ingredients wrong, or to mix them in the wrong order or to simply leave the cake in the oven too long, and burn it! You see, behind every successful property investor or self-made millionaire there is a team of experts that has been that person’s catalyst for success. Put simply, all the psychology, and specialized knowledge in the world will not translate to actual results. Other specialists are needed to bring the investor's plan to fruition. That is, one needs a solicitor to settle the property, a real estate agent to sell the property, a mortgage broker to submit the loan to the bank...and so on. These specialists form the individual's Mastermind Team of Industry Experts. Such a team, may include, but is not limited to the following individuals: 1. A Property Mentor. 2. A Mortgage Broker or Banker, 3. A Property Accountant, 4. A Property Solicitor, 5. A Quantity Surveyor, 6. A Property Valuer, 7. A Property Manager, 8. An Insurance Broker or Financial Planner, The difficulty with accurately identifying and pre-qualifying the relevant experts which will ultimately form part of your Mastermind Team lies with the Investor's level of Specialized Knowledge in that particular field, and their ability to ask the right questions in order to pre-qualify and shortlist them. Kind regards, Konrad Bobilak
Property Investor Templates - Rent statements from Limited Companies to individuals

06:22
There are many clients that are using limited companies to manage their own properties as well as other people's As such thee needs to be clarity between the Property Management company (Limited Company) and the property owner. You may also need to ensure that you are providing a monthly statement to landlords or to yourself (if managing own properties through a limited company) that clearly shows how much money you are depositing into their bank account for the rents received less the charges. I created two templates: o Rental statements to tenants o Statements and remittance of payments to the property owner There are two videos that have been created to describe how you are to use each template.

Using a Limited company structure for property investors

04:09
Using a Limited company structure for property investors Are you thinking about using a limited company for your property business? Are you aware of the advantages and disadvantages of using a limited company? Watch the video here: https://youtu.be/BAilPFfKihw The are many benefits of using a limited company such as the reduced tax rate of 19% for 2017-18 compared to the basic rate tax band of 20% for individuals never mind the 40% for high rate tax payers and 45% for additional rate tax payers. Mortgage interest costs may be offset in its entirety against property income but you do need to be mindful that mortgage interest rates are higher. There are many IHT and estate planning benefits too. With the right guidance and support shares may be transferred to loved ones and be free from IHT using Capital Gains Allowances (CGT) each year as we illustrated in the below article: http://www.optimiseaccountants.co.uk/limited-company-the-best-structure-for-tax-and-wealth-planning/#.WaVY2ZOGO34 Many property investors ask how money may be extracted out of a limited company. There are many options such as paying a salary or taking dividends as we explored in the below article http://www.optimiseaccountants.co.uk/extracting-cash-and-paying-yourself-out-of-a-limited-company/#.WaVXk5OGO34 Many property investors forget that the money that they loan to the company may be extracted back out tax free and we show in the below article: http://www.optimiseaccountants.co.uk/getting-money-out-of-a-limited-company-loans/#.WaVZ0ZOGO34 Many property investors may be looking to use a limited company because of the mortgage interest relief cap known as Section 24. We highlighted the key benefits and downsides in the below article and in particular a video within that blog shows details about incorporation relief where you transfer the properties into a company structure free from Stamp Duty Land Tax (SDLT) and Capital Gains Tax (CGT): http://www.optimiseaccountants.co.uk/transferring-properties-to-your-limited-company/#.WaVZb5OGO34

Section 13sex - Property Investors Tax Incentive

11:26
What Section 13sex allows is this – that a property investor can write off the cost of all new and unused residential units that are built after 21 October 2008 at a rate of 5% per annum. This write-off also applies to the cost of new and unused improvements to existing buildings. It's also important to note that the 5% can be claimed even if the building is acquired on the last day of the tax year. Buy to let investors who purchase residential units can also claim an allowance, but it is limited to a total of 55% of the price they paid for the unit. What this means is that if you haven't built the unit from scratch, you are not the developer, BUT you purchase it from the developer – you will still be entitled to claim an allowance! How to Buy UK Property with NO MONEY | Samuel Leeds

07:19
How to Buy UK Property with NO MONEY DOWN - if you would like to be able to buy properties in the UK with no money down (NMD) or not use any of your own money, these 4 ways to invest in UK property will help you. These are some of the best ways you can invest in property in the UK today. Share this video https://www.youtube.com/watch?v=8XoOaz1K1mo To spend two days with me at the Property Investors Crash Course, claim your FREE ticket at: https://www.property-investors.co.uk 0:30 People always ask me "Can you REALLY buy property using no money?" - In this video I prove that it is possible and give you some real life examples of how to do it! I have done all 4 ways in this video. And not only that, I've helped many of my students do exactly the same thing that I've done successfully. 0:50 The first step is to be open minded. So many people don't believe they can buy a house for no money, and this is the biggest obstacle for them. People have been buying businesses for years, using different types of agreements. So you can either not believe me, or you can take this information and use it to buy and invest in property in the UK. 1:15 The first way is Lease Option Agreement. This means you buy a property today but pay for it later. This means you can have a free loan to invest in the property in the UK for anywhere up to 5 years. And the beauty is that at the end of that 5 years, you don't have to buy the property. 2:15 The 2nd way is Property Investment Joint Ventures. This is where 2 people come together, each bringing 50% of value each and they do a joint venture together in the deal. When you're doing a Joint Venture, you both have to bring 50:50 Value, but you don't have to bring 50:50 Money! (Make sure to watch more here to see what you can bring to the deal beside cash) 3:45 You can't be successful in property investing with no money, no time, no creativity, no implementation, etc. You have to bring something to the table, especially in Joint Venture property investments. 4:00 The 3rd way is by using other people's money. If you know how to buy a property in the UK and get a 20% return on investment (ROI) and you know someone who has £100,000 sat in the bank doing nothing, this is the perfect opportunity for you to leverage that and invest in properties when you get a great return on investment like that. You give them a fixed return on their money, and you keep the rest for yourself. (Make sure to watch this section on the different places you can get money if you don't know someone who has money you can use) 5:25 the 4th way of buying a property is by buying the property, adding value to that property and then refinancing the property. You don't need much money to start with, as you can get a bridging loan. Some of my students are doing this very method right now to buy properties in the UK and are having great success with it. They're getting a bridging loan with strategies I give them, add value to the property, and then refinance with a different lender and pay off all the debt and they've got a property that they've put no money down for. The Property Investment Strategies Making The Most Impact In 2017

06:12
With recent legislative, tax and regulatory changes making it much different but to let property landscape what does 2017 and beyond have instore for property investors, should we continue to consider and invest in traditional buy to let property ? ⬇ SEE FULL ARTICLE ⬇ https://www.propertyinvestmentsuk.co.uk/property-investment-strategies-making-the-most-impact-in-2017/ But, property is still a very worthwhile asset class and rental demand has never been greater. Today, we look at three alternative property investment strategies that are working particularly well in 2017. ---------------------------- There have been a lot of changes in the world of property investing over the last twelve months or so in buy-to-let taxation, legislation and regulation. These changes impact everybody – from developers to landlords, to tenants – and are changing the landscape for property investors, in a fundamental way. Buy-to-let is still very much the corner stone of the property investment industry and a key part of our current investment strategy at Property Investments UK. We have some great buy-to-let properties that we hold in good quality locations that we have no intention of getting rid of. But, we are diversifying. By investing in other kinds of higher yield properties we are preparing ourselves so that we might weather the storm when these changes take full effect. Most investors, that we are seeing today, are preparing for what is coming, whether that is moving to an incorporated model of property ownership (setting up as a limited company) or diversifying; specifically, there is a trend towards investing in off plan developments. What is clear is that the old buy-to-let model, where a landlord might own a couple of houses or a handful, is in serious trouble. So, with this in mind, what I wanted to present here are three alternative investment strategies to traditional buy-to-let that will still work in 2017 and that help make your portfolio more robust to weather the changes that are currently happening across the industry. 1/ New Build Developments Why Off Plan Investments Are A Smart Choice In 2017 ✓https://www.propertyinvestmentsuk.co.uk/why-off-plan-investments-are-a-smart-choice-in-2017/ Do New Build Developments Make Good Buy To Let Investments? ✓https://www.propertyinvestmentsuk.co.uk/do-new-build-developments-make-good-buy-to-let-investments/ Should I Buy Off Market Or Should I Buy Off Plan? ✓ https://www.propertyinvestmentsuk.co.uk/should-i-buy-off-market-or-should-i-buy-off-plan/ 2/ Serviced Accommodation Introduction To Serviced Accommodation With Paul Winder From Residential Estates ✓ https://www.youtube.com/playlist?list=PLnmVuQecJsk9wVuus3bMo1721kF4vh7Co ✓ https://www.propertyinvestmentsuk.co.uk/category/introduction-to-serviced-accommodation-2017/ 3/ Property Crowdfunding What Is Property Crowdfunding ✓ https://www.propertyinvestmentsuk.co.uk/invest-in-property-with-crowdfunding/ SIGN UP FOR OUR FREE PROPERTY INVESTMENT COURSE: ◉ https://www.propertyinvestmentsuk.co.uk/property-training/ INTERESTED IN INVESTING IN PROPERTY? All Up In Yo' Business: Putting Property in an LLC

07:47
Learn more about LLCs by viewing Avoiding the Risks of the Single Member LLC at http://youtu.be/N0HLOQEu17k “Should I put my investment or rental property in an LLC?” I get asked this a lot. I mean, a lot. Putting an investment or rental property into a limited liability company (LLC) can be a fantastic way to protect your personal assets from any liabilities of the property(ies). If you are thinking about putting an investment or rental property into an LLC, or if you already have, there are a few things that you need to keep in mind. Before I get into that, let’s recap what an LLC is and why it may be a good thing to have. An LLC is a legal business entity. If someone sues an LLC, in most cases, only the assets of the LLC will be subject to liability in that lawsuit. The personal assets of the business owner should be safe. So if you own an LLC and get sued, you can generally rest assured that your personal bank accounts, personal residence, and all your other personal assets will be protected. In terms of a rental or investment property, then, if you form an LLC and somebody gets injured on the property and wants to sue for damages, they would have to sue the owner of the property, which would be the LLC. And they would only be able to collect from the assets of the LLC (i.e. the property itself and any additional business assets such as bank accounts). So, the purpose of having an LLC for your investment or rental property is to insulate your personal assets from the liabilities of the property. The second question that generally gets asked is “I have more than one rental property; do I need to have an LLC for each one?” The answer to this is: it depends. Depends primarily on your tolerance for risk and how much additional administrative crap work you want to deal with. If you have one LLC that holds multiple properties, you should still be protected personally from liabilities of any of those properties. However, as I mentioned above, any assets of an LLC can be subject to liability. So if there is a lawsuit regarding one property in the LLC, all of the other properties in the LLC will be at risk as well. If you have a separate LLC for each property, then each one will be insulated from the liabilities of the others. That’s a good thing and, ideally, the best way to do it. However…lets say you have two, three, four, five different properties and want to put them each into their own LLC. That’s two, three, four, five different LLCs that you now have to run. That means different bank accounts, books, Operating Agreements, annual filings, tax returns, etc., that you have to take care of. That can obviously become pretty time consuming and expensive. So there really is no real answer to that question. If you want to put the time and money into each LLC in order to have full limited liability, then that is fantastic. But in some cases it may be overkill and just not worth the hassle. The last thing that comes up a lot with LLCs for rental or investment properties is the fact that the LLC has to actually own the property. That means the LLC must hold title to the property. This can be accomplished by deeding the property to the LLC. (People like to do this on their own a lot. There can be big, bad results from using the wrong type of deed or filling it out incorrectly or incompletely. I strongly recommend you seek help from an attorney with this.) The other consideration with doing this is, if you have a mortgage on the property, and the mortgage is between you personally rather than the LLC, your lender may not like you transferring ownership of the property to the LLC. Most mortgages have a “Due On Sale” or similar clause that allows the lender to call the entire mortgage upon transfer of the property. So if the lender finds out you transferred the property, they may try to get you to pay the entire remaining balance of the mortgage. Contact Aiden and learn more at www.180lawco.com. ⭕ Is Investing in Property with only £20,000 Realistic?

06:48
READ MORE: http://propertyinvestmentsuk.co.uk/20000-to-invest-in-property-leasehold/ ---------------------------------------------------- 1. £20000 to Invest in Property Is it realistic to invest in property with just 20,000 pounds? Yes, it certainly is. It’s dependent on a few things though. It’s dependent, certainly, on the location, on the type of property you’re looking for and on the strategy that you’re going to utilise. For example, with 20,000 pounds to invest in property you’re probably not going to go straight into investing in a development property in the centre of London worth two million pounds. You could, however, with a twenty thousand pound deposit, buy a very good rental property or renovation project in the North West. It depends on your criteria, your plans and your aims. 2/Leasehold Property There's one primary difference between leasehold property and freehold property and that's service charges. Some city centre apartments can have very high leasehold charges. They might have a gym or a lift. Some even have concierges. These things can really ramp up the cost of owning that property. In some cases, you can even find that these charges can give the property a negative cash flow. Another thing to consider with leasehold property is ground rent. So, take for example an ex Council apartment building. In cases such as these, the ground rent will probably be very low. We have one where the ground rent is about 10 pounds a year. We also have other leasehold property where the ground rent is a lot higher. For some, it's a couple of hundred pounds a year. Remember, these examples are from our own portfolio which is focussed on Manchester and the North West. For different areas of the UK, say Brentwood in Essex, or London, or other parts of the South the ground rent is going to be much higher. With leasehold property, another thing to consider before you invest is the term of the lease (meaning the length of the lease). This is very important when it comes to buying, selling, or even refinancing leasehold property. If there is a short length of time left on the lease then you will run into difficulty when it comes to reselling. Finally, with leasehold property, not all leases will allow you to rent the property. There can be restrictions that you need to know about before you invest in property. It's important to ask your solicitor to check through the lease documents to see if there are any covenants or restrictions which will stop you doing what you want to do with that property.
