How To Invest £30,000 In Property - I get asked "Can I invest in UK property with just £30K?' - the answer is you completely can! In this video I share various UK property investing tips that you can implement with £30,000. There are many UK property investment opportunities available to you to buy rental property or properties in the UK today. Here I show you how you can invest in some of them. Your education is vital to your success in anything. Put at least 10% of your £30k into education, mentors, books etc. This is the best investment you can make in yourself. 0:40 the first property I would buy and invest in is an apartment here on a Serviced Accommodation basis as it would give me the highest return on investment (ROI) for my money. 1:10 Investing here will give me up to 40%-50% return on investment (ROI) and rent it as Serviced Accommodation with a Lease permission and have someone manage it for me. 1:26 There is no MAGIC "this is THE BEST THING TO DO" answer to investing your £30k in property in the UK. You definitely should invest in what you know. Lord Sugar said the same thing to me when I talked to him about it. 1:46 If you know a lot about Houses of Multiple Occupancy (HMO/HMO's) and you've been on training programs learning about HMO's then you should buy a HMO. 2:00 Buy a 4 Bed HMO, as if you buy or invest in a 5 bed HMO there are changes that you need to take into account, and you're better buying a 6 bed HMO. Having a House of Multiple Occupancy in a city centre location like Liverpool, Walsall, Bradford are great property investments right now. Any area with a high demand with no Article 4 is your best bet. 2:30 Buy a 4 Bed for £80k-90k, deposit of £20,000 and then lease your furniture to save you money. Your rent will be about £1400 per month, less expenses, easily making you about £700 per month. This would be the 2nd thing I would do. 3:00 The 3rd thing I would do is buy a Single Let property. You can buy a property like this in the UK for £50,000 so you would need £15k. Buy 1 or a few of these, and if they're giving you a passive income of £450 per month and you'll be on the property ladder and they'll help you get more development properties or HMO's. 3:55 whatever you do, assess your situation, create a spreadsheet and see what your return on investment is. 4:05 the 4th thing to do when investing in UK property with £30k is to buy a house to live in. This isn't an asset as it's not bringing you in money, unless you're renting out a room. 4:15 the WORST thing you can do is to just spend your money on STUFF that just disappears! Zeeshaan Shah: How to get the maximum return in property investment

In our latest video, One Investments’ ( http://oneinvestments.co.uk/ ) CEO and industry expert Zeeshaan Shah talks about how to earn the maximum return on investment. As Zeeshaan explains, to achieve a maximum return from space in real estate is from a hotel. Using the example of property in Greenwich, Zeeshaan highlights that family suites which are 300 square foot in size, rent out for approximately £1,200 a month. However, just next door, studios of a very similar size to these hotel rooms rent out for £200 a day in hotel – over course of months £6,000. Two properties of the same space, however, there is a massive difference in money earned. London’s average occupancy is one of the highest in the world at 85%. If occupancy of hotel is at this level, then the gross return will be £5,100. After costs, you will still make over £2,000 which is over 100% increase in value. Monday Night Live with Simon Misiewicz of Optimise Accountants “property tax specialists” In this episode Simon covered off: 1. In The News ▶ An article by This Is Money cited changes to Capital Gains Tax (CGT) from April 2020. HMRC have implemented a reduction to the Private Residence Relief (PRR) from 18 months to 9. This is the tax-free period after leaving a property and when you sell. ▶ Lettings Relief (LR) is also changing when you sell a property. At the present time, you can get LR when you leave a property and let it out and eventually sell it. HMRC have decided that this LR is only allowed if the tenant lives in the property at the same time as you. ▶ Capital Gains Tax (CGT) will also be payable within 30 days. There is a slight suspicion that solicitors will need to calculate the CGT liability and pay it for you to HMRC. ▶ Currently, landlords can rely on Section 21 notices to evict tenants. This is now being removed and you will need to rely upon Section 8 notices. ▶ The Chartered Institute Of Tax (CIOT) has asked HMRC to stop any future changes to proeprty tax given there needs to be a settlement period of adjustment ▶ This Is Money wrote another good article about Emma Eva who is 30 and has built up a property portfolio with a value of £1.5m. This was a more positive outlook on the world of property investing ▶ Foxtons Group Plc announced the departure of Chief Financial Officer Mark Berry on Monday as it said UK property sales were running at record lows due to the impact of Brexit on consumer confidence. ▶ Spears were concerned that HMRC may soon target non-residents (foreigners) with Capital Gains tax (CGT) liabilities if they sell commercial properties as they have done so with residential properties. They were concerned that this could affect the foreign investments in the UK and in turn affect how 2. Client Frequently asked questions ▶ Can we convert residential properties into holiday lets? The answer is yes but there are concerns over VAT once income is over £85,000 for all the holiday lets in the portfolio. One benefits of holiday lets is that they are free from the issues of Section 24 mortgage interest relief cap. You can also claim capital allowances on the integral features of a holiday let plus the fixtures and fittings, which may be used to decrease the profit of the holiday let with significance. We suggest that you use a company called Six Forward for these capital allowances claims on holiday lets. ▶ Can you transfer shares between family members? There are no issues with transferring shares between loved ones. One of the benefits of doing so, is the reduction of IHT on the parent's death. Bearing in mind that residential properties, even in a company, is subject to IHT. People are allowed £325,000 IHT lifetime allowance. Anything after that is subject to 40% tax. ▶ Is it worth investing in property via a limited company? It may be worth investing in property via a limited company if you are a high rate taxpayer and will continue in your job for the next 5+ years. However, we are seeing clients that invest in property via a limited company only to give up their job within two years. You do benefit in reduced tax liabilities in a limited company at the rate of 19% and soon to be 17%. You do also benefit from the fact that all the mortgage interest cost is allowable. However, mortgage interest rates in a limited company is typically 1.25% to 2% higher than a buy to let mortgage in your own name. Today, I'd like to talk about how to invest £50,000 in a property investment UK based - that creates a good cashflow and a passive income in the buy to let UK property market. If you're learning how to invest in property, a 50k investment is a great start... but honestly... that £50000 needs to work REALLY hard for you! Some of these property strategies are a bit unusual (i.e. "garages!) but they all work. However I completely appreciate that your investment strategy is very personal and specific depending on your goals and situation. With that said... my hope is that some of these buy to let strategies will start you thinking about how to invest 50k wisely, because honestly... it's all to easy to just drop that money into one property and for it to just sit there earning next to no positive cashflow. Today, we look at three alternative property investment strategies that are working particularly well in 2017. ---------------------------- There have been a lot of changes in the world of property investing over the last twelve months or so in buy-to-let taxation, legislation and regulation. These changes impact everybody – from developers to landlords, to tenants – and are changing the landscape for property investors, in a fundamental way. Buy-to-let is still very much the corner stone of the property investment industry and a key part of our current investment strategy at Property Investments UK. We have some great buy-to-let properties that we hold in good quality locations that we have no intention of getting rid of. But, we are diversifying. By investing in other kinds of higher yield properties we are preparing ourselves so that we might weather the storm when these changes take full effect. Most investors, that we are seeing today, are preparing for what is coming, whether that is moving to an incorporated model of property ownership (setting up as a limited company) or diversifying; specifically, there is a trend towards investing in off plan developments. What is clear is that the old buy-to-let model, where a landlord might own a couple of houses or a handful, is in serious trouble. Secondly, if you find the right place, the lender already has all of your information so you can hit the ground running. And anytime you find a spot that’s worth buying, chances are, you’re competing with other people who want the exact same thing. So timeliness really, really matters here…the faster you are, the better the deal you can get. Step 4: BEGIN LOOKING AT PROPERTIES. This is really meant to be the fun part…look at EVERYTHING you possibly can within your price range. The reality is that 95% of properties just don’t make sense to purchase for an investment…they lose money. Make money when you buy. This is absolutely crucial when you invest in real estate - you either need to buy into cash flow, buy into equity, or buy into a combination of the two. Do not do what everyone else does and buy something at market rate for market rent without allowing yourself some room to improve those numbers, and your investment 2. Never fall in love with an investment This is one I see too many people fall victim to. They go out to look for an investment, then see a home they “fall in love” with, despite it being a terrible money-sucking investment. But hey…maybe it’s just really charming, or reminded them of their childhood house, or whatever…point being, if it’s an investment, it’s a BUSINESS. Not a romantic-comedy. You cannot get emotionally attached to a property you’re investing in. 3. Big picture, laster focus While the bigger picture is fine to pay attention to, local markets are much more important. Don’t get too caught up in headlines and following trends because real estate is such a micro-economy. Each property and city is its own individual investment opportunity. While they can trail overall economics, every single property is like its own stock - some are undervalued, some are overvalued, some are going up in value, some are going down…the specifics are what make this type of investment really, really unique. Your market will have its own opportunities outside of everything else that’s going on. 4. Think long term - get a fixed rate loan This is one that I’m a firm believer in. Some people might disagree with this, they might want to take a riskier approach, but my philosophy is simple: buy once and hold. Even though you might be able to get a cheaper loan by going for a 5-10 year Adjustable Rate Mortgage, which means that your interest rate will only be locked in for so many years before it’s adjusted to market rate, it’s much safer to lock in a one-time rate NOW and then hold it. You know your holding cost will at least remain consistent throughout the life of the loan, until you either refinance, pay it off entirely, or sell. 5. Finally, make sure it cash flows. You should focus primarily on your cash flow - how much money are you investing into the deal and how much will that make you every single month. Do NOT barely operate on a thin margin of cash flow unless you’re making a significant amount of equity and have the cash reserves to pay out of pocket if and when something goes wrong. The biggest problem I see happening is when people cash flow a few hundred dollars on their investment, barely scraping by, and then something comes up and wipes out a years worth of profit…even if they made a ton of money by paying down the loan, they need some type of cash flow for it to really make sense. Focus on cash flow, while still taking everything else into consideration. Cash flow first…everything else second, then evaluate the deal from there. 6. Bonus tip…don’t be your tenants best friend. I’m a really, really nice landlord…sometimes too nice. When I first started, I really wanted to be buddy-buddy with my tenants and be the “cool” landlord. No. Bad idea. This is often when you get taken advantage of, even if its not even intended…this is when they start calling for personal favors, extended time on rent, or fixing things that aren’t your responsibility to fix. This often puts you in a difficult position between being a friend and being a business person. And once you’ve opened the friendship floodgates, it’s difficult to shift into the mindset that you’re running a business and that this is your investment. My biggest piece of advice is to treat it strictly as a business - be friendly to your tenants, but do not be friends. Stick to the contract and enforce it. It’ll end up saving you in the long run. I mean, a lot. Putting an investment or rental property into a limited liability company (LLC) can be a fantastic way to protect your personal assets from any liabilities of the property(ies). If you are thinking about putting an investment or rental property into an LLC, or if you already have, there are a few things that you need to keep in mind. Before I get into that, let’s recap what an LLC is and why it may be a good thing to have. An LLC is a legal business entity. If someone sues an LLC, in most cases, only the assets of the LLC will be subject to liability in that lawsuit. The personal assets of the business owner should be safe. So if you own an LLC and get sued, you can generally rest assured that your personal bank accounts, personal residence, and all your other personal assets will be protected. In terms of a rental or investment property, then, if you form an LLC and somebody gets injured on the property and wants to sue for damages, they would have to sue the owner of the property, which would be the LLC. And they would only be able to collect from the assets of the LLC (i.e. the property itself and any additional business assets such as bank accounts). So, the purpose of having an LLC for your investment or rental property is to insulate your personal assets from the liabilities of the property. The second question that generally gets asked is “I have more than one rental property; do I need to have an LLC for each one?” The answer to this is: it depends. Depends primarily on your tolerance for risk and how much additional administrative crap work you want to deal with. If you have one LLC that holds multiple properties, you should still be protected personally from liabilities of any of those properties. However, as I mentioned above, any assets of an LLC can be subject to liability. So if there is a lawsuit regarding one property in the LLC, all of the other properties in the LLC will be at risk as well. If you have a separate LLC for each property, then each one will be insulated from the liabilities of the others. That’s a good thing and, ideally, the best way to do it. However…lets say you have two, three, four, five different properties and want to put them each into their own LLC. That’s two, three, four, five different LLCs that you now have to run. That means different bank accounts, books, Operating Agreements, annual filings, tax returns, etc., that you have to take care of. That can obviously become pretty time consuming and expensive. So there really is no real answer to that question. If you want to put the time and money into each LLC in order to have full limited liability, then that is fantastic. But in some cases it may be overkill and just not worth the hassle. The last thing that comes up a lot with LLCs for rental or investment properties is the fact that the LLC has to actually own the property. That means the LLC must hold title to the property. This can be accomplished by deeding the property to the LLC. (People like to do this on their own a lot. There can be big, bad results from using the wrong type of deed or filling it out incorrectly or incompletely. I strongly recommend you seek help from an attorney with this.) The other consideration with doing this is, if you have a mortgage on the property, and the mortgage is between you personally rather than the LLC, your lender may not like you transferring ownership of the property to the LLC. Most mortgages have a “Due On Sale” or similar clause that allows the lender to call the entire mortgage upon transfer of the property.
