Step 1: Verify credentials Don't assume a salesperson is legitimate just because they have a fancy title or a corner office with framed certificates; fraudsters hope that if they look successful, you won't bother checking their credentials. Investment professionals -- like brokers, investment advisers, and insurance agents -- must be registered with regulators, such as the Financial Industry Regulatory Authority, the Securities and Exchange Commission, or your state securities or insurance regulator. Tip You can verify a salesperson's credentials at "SaveAndInvest.org":http://www.saveandinvest.org/. Step 2: Be wary of "phantom riches" Be wary of an investment pitch that guarantees a certain return or promises spectacular profits -- what fraud-fighters call "phantom riches." Step 3: Ignore the "everyone is doing it" angle Don't be swayed by a seller's claim that everyone from their mother to their mechanic is in on the deal. And beware of "affinity fraud" -- investment scams that prey upon members of the same social circle, religious group, ethnic background, or other affiliation, such as servicemembers returning from deployments. Tip Contact your chain of command and/or Staff Judge Advocate if you suspect that you are being targeted in an investment fraud scheme. Step 4: Refuse to be rushed Refuse to be rushed into anything. If the salesperson says it's a limited time offer, or that there's a limited supply of whatever's being peddled, consider it a red flag: the seller is attempting to make the investment look valuable by implying it's in scarce supply due to great demand. Step 5: Never feel obligated Never feel obligated to make an investment because the seller gives you something free; salespeople count on those freebies to guilt you into reciprocating. Step 6: Arm yourself with information Further educate yourself about fraud tactics so you can protect yourself and your loved ones. Cash is continually going down in value. Cash is not KING. Cash sitting in the bank does nothing. Use that cash to own an asset that appreciates in value and produces cash flow. Prioritize the importance of making investments: 1. Place yourself first. Invest in your health, improving your knowledge, etc. 2. Invest in your business. If you need new equipment or other improvements, do them to increase revenue. 3. Invest in something real and tangible, like real estate. Most people make the mistake of doing small real estate deals though. Small deals won’t produce the income needed to sustain themselves and create cash flow. Think of investing in a fund if you can’t do a big enough deal by yourself. But be careful and aware of what you are actually getting from these funds. Cardone Capital is different from other real estate investment firms because: -We pay monthly versus every quarter. It makes no sense for you to let someone hold your money for 90 days earning interest for them. -Most firms do an 80/20 payout and demand at least several points to manage. Cardone Capital does a slightly lower payout but charges only one point to manage. -You are an actual partner and own the property with Cardone. -Grant picks the deals and property personally. Going into any deal consider these four areas: -Cash flow (Does the property provide good cash flow?) -Price (Did you pay a good price for the deal?) -Debt (How good is the debt?) -Appreciation (When you exit the deal will it have increased in value?) When doing deals, you want to look at the financing you’ve arranged along with the four areas just mentioned. In a recent deal, we overpaid for the building because the location was so good. We put zero down, have a yearly debt payment of $780,000 but cash flow of $1,125,000. We make $500,000 per year with no money down. The Analyst New employees in real estate investment advisory firms generally start out as associates or analysts. The associate's main duty is to prepare reports for investors based on running numbers on valuations and performances. Reports include: • Current states in local markets • Taxes • Valuation • Regional cap rates • Recently-sold comps and their current cash flows Real estate investment advisory positions rely only partly on education and degrees earned. A bulk of the skills and qualifications are actually gained on the job, which makes it difficult to advance if you're not fully invested and highly trainable. You will have to prove yourself in all respects to move up from an analyst position. The Portfolio Associate The second tier in a real estate investment advisory firm is as a portfolio associate. At this level, you have direct contact with property managers. It is your job to monitor the property manager's investment and ensure that it is working properly. You will still be doing some of the analysis, but will have the added responsibility of maintenance type expenditures such as facility repairs or upgrades. You'll be a party to meetings that discuss acquisitions and dispositions for the portfolios you represent. You may or may not be asked to visit and inspect buildings, but you will definitely be the first contact point for clients in your portfolio. The Portfolio Manager The third tier is managing portfolios. The portfolio manager in a real estate investment advisory firm is responsible for everything related to the asset in a portfolio. You will be in constant communication with your clients and take charge of all acquisitions and dispositions. Commonly, you will share duties with a partner or a team. If this is the case, managers are often allocated specific areas to manage, such as performing acquisitions or managing dispositions. The Marketing Expert There is also the marketing aspect of real estate investment advisory firms. There are two areas of marketing: coming up with funds for investors and finding clients. A marketer may take on both responsibilities or concentrate on just one area. Either role is sales intensive and requires strong marketing skills with the addition of property investment knowledge. In the Lawyer.Com, James Swift reports that foreign investment in prime London real estate and UK companies' willingness to embrace alternative assets is keeping law firm property teams afloat. With real estate in a state of flux, the economics on which practices are based changed with the property crash in 2007, and firms are still re-shaping their teams to adapt. Despite a promising start to the year, 2012 showed little sign that this pressure is abating. Deals are currently taking much longer than was the case before to complete, and that was before the Olympics killed deal flow almost outright for the summer. A handful of firms' property teams managed revenue increases in 2011-12, thanks mostly to foreign investors' continuing interest in prime London real estate and domestic investors looking at alternative assets - such as student housing - as revenue streams. The Lawyer noted the 3 top revenue-generating real estate practices in the UK in 2011-12 were, number 1, DLA Piper which has the largest property team of any firm, with around 550 lawyers and is mainly active in the middle market, especially in London. Number 2 was Eversheds with a turnover of £78.2m, a 4.1 per cent drop on the previous year, attributable to the firm moving away from bulk work, according to real estate head Julie Stobart. In third place was Clifford Chance who raked-in £74m in 2011-12 which was about the same as for the previous year, but real estate was still Clifford Chance's second most profitable group in London after litigation, according to group head Jonathan Solomon.
